Grading.
The grading of the site will involve the excavation of approximately 25,000 cubic
yards and the placement of about 1,000 cubic yards of fill. Eight of the 10 lots will
be graded for split level development with the garages at street level and the living
units about the garage about 8 feet above street grade. The northeastern portion of the
subdivision lies within the Sweetwater River flood plain; therefore, the garages are to
be flood proofed.
