Engineering staff has contacted the developer of Holiday Estates, Unit No. 6 Subdivision, Jafro, Inc., with regards to the conveyance of Lots 368 and 383 to the City of Chula Vista. Jafro, Inc., on September 30, 1977. executed a corporation quitclaim deed, quitclaiming any interest that they have in Lots 368 and 383 to the City of Chula Vista. The execution of this quitclaim deed conveys Lot 383 to the City, since this Lot is not delinquent in taxes. The quitclaim deed also conveys any remaining interest that Jafro, Inc., has in Lot 3680 The City, however, must purchase Lot 368 from the State in order to gain fee title to this parcelo Engineering staff is recommending that the City Council accept the corporation quitclaim deed from Jafro, Inc., which quitclaims to the City of Chula Vista any interest that Jafro, Inc., has in Lots 368 and 383 of Holiday Estates, Unit No. 6. It is my understanding that the City of Chula Vista may redeem Parcel No. 623-341-30 for this amount since the City has obtained fee title for this parcel from Jafro, Inc. The Chula Vista City Council accepted a quitclaim deed for this parcel from Jafro, Inc. on October 18, 1977 by Resolution No. 8849. The quitclaim deed quitclaiming Lot 368 and Lot 383 of Holiday Estates Unit No. 6 Subdivision to the City of Chula Vista was recorded in the office of the San Diego County Recorder on October 25, 1977 at File/Page No. 77-439341. On October 18, 1977, the City Council, by Resolution No. 8853, approved an agreement between the City of Chula Vista and the County of San Diego to purchase this tax-deeded parcel. Since the City of Chula Vista is now the fee owner of the parcel and is able to redeem the parcel for the amount of the enclosed check, it appears that further processing of this agreement by your office is no longer necessary.
