At the meeting of February 14, 1978, Council held a Public Hearing and
approved a Resolution for the tentative subdivision map for Casa del Rey.
The Resolution adopted in its entirety the Planning Commission Resolution
Number PCS 77-9, adopted on the 25th of January, 1978. Based upon meet-
ings between the developer and the Public Works Director, it was agreed
by staff to change conditions #18 and 19 of the Planning Commission Reso-
lution. It was intended by staff that this change be made in the Council
Resolution at the meeting of the 14th. However, the City Clerk has
informed us that the minutes do not reflect that change being made.
Condition 18 concerns a portion of Paseo Ladera which is off-site of the
Casa del Rey Subdivision. It provides that the developers of Casa del Rey
Subdivision will be required to construct Paseo Ladera north of the entrance
to Casa del Rey. Subdivision if it is found that the property adjacent to
Paseo Ladera is undevelopable due to a fault trace (see attached plat).
Planning Commission Resolution states that if the fault trace be present,
then the developer shall construct the entire width of Paseo Ladera north
of Paseo Entrada. The revised condition will state that the developer
shall be responsible for curb, gutter and sidewalk on one side and 28-1/2
feet of pavement and street lights for Paseo Ladera north of Paseo Entrada
and the extension of the northerly subdivision boundary.
Condition 19 deals with the responsibiltiesforimproving "J" Street off-
site of the development. Condition was unchanged, however, a sentence
was added indicating that this portion of "J" Street shall be subject to
a Reimbursement District.

Subject: Revised Conditions 18 and 19 for Casa Del Rey
Please change Conditions 18 and 19 in the Planning Commission
Resolution to read:
"18. From Paseo Ladera to the westerly subdivision boundary,
the developer shall be responsibile for constructing ulti-
mate improvements in Paseo Entrada consisting of curb and
gutter, sidewalk, 28-1/2 feet of pavement, street lights
and drainage facilities. The developer shall be responsi-
ble for acquiring the offsite right-of-way for Paseo Entra-
da between Paseo Ladera and the westerly subdivision bound-
ary. The developer shall acquire 40 feet of right-of-way
for the offsite portion of Paseo Entrada and slope rights
for grading. If the property line north of Paseo Entrada
and between the westerly boundary of the subdivision in
Paseo Ladera cannot be developed because of presence of
fault trace, then the developer will be responsible for
constructing the entire typical section for Paseo Entrada
and curb,_gutter and sidewalk and 28-1/2 feet of pavement
and street lights for_ Paseo Ladera from Paseo Entrada to
the extension of the northerly subdivision boundary.
19. The developer_shal~ be responsible for improving_

East "J" Street from the westerly boundary of the subdiv-
ision on East "J" Street to the westerly right-of-way line
of Paseo Ranchero. The typical street section for East "J"
Street shall be the same as that specified in condition
No. 17 for Paseo Ladera north of Sesame Street. The devel-
oper shall install the same improvements and acquire the
same right-of-way as required in condition No. 17 for Paseo
Ladera. This portion of "J" Street shall be subject to
reimbursement district."
