A. BACKGROUND
1. The applicant has submitted a tentative subdivision map identified as Chula Vista
Terrace for the conversion of a 19 unit apartment unit project into condominiums at
174 Fourth Avenue in the R-3 zone. The State Subdivision Map Act requires the submittal
and approval of a tentative subdivision map for the conversion of apartments containing
5 units or more into condominium ownership.
2. The proposed project is exempt from environmental review as a Class li exemption.
B. DISCUSSION
1. Adjacent zoning and land use.
North R-3 Single family dwelling
South C-T Service station
East R-3 & C-T Apartments, retirement home and service station
West R-1 & R-3 Single family and two family dwellings
2. Existing site characteristics.
The subject property is a level 0.59 acre parcel (171" x 150'). There are 19 two
bedroom apartment units in a three story structure presently under construction on the
site. The required 33 parking spaces are located at the rear of the building with
access provided by an 18 foot two way driveway to the north of the building.

Concur with Planning Commission recommendation.
BOARD/COMMISSION RECOMMENDATION
On May 10, 1978 the City Planning Commission voted 7-0 to recommend approval of the
tentative subdivision map for Chula Vista Terrace in accordance with Resolution PCS-78-4.
