The joint access agreement will reduce the need for additional curb cuts on Otay Valley Road. b. That such plan satisfies the principles of the application of the P Modifying District as set forth in Section 19.56.941. The applicant has used redwood shake shingles on the roof and wood siding to insure compatibility with existing and proposed development in the vicinity as stipulated in the precise plan guidelines. c. Use of plant material near the monument sign should be abundant, however, it should not create any visual conflict. Plant materials adjacent to Melrose should enhance the building elevation and sufficiently relieve visibility of the parking lot, Plant materials adjacent to the building should be self-contained in character so that pruning or trimming will be unnecessary. Plants should also be limited to ground covers and shrubs which are moderate to small in size so as not to block light into and visibility of the building interior.
