V STA APPROVING TENTATIVE SUBDIVISION MAP OF A
S BDIVISIOTd TO BE KNOWN AS LA BONITA

e City Council of the City of Chula Vista does hereby
ollows:
4~7~iEREAS, the Planning Commission of the City of Chula
Vist has heretofore approved that certain tentative map of a
subd visionlto be known as La Bonita and has recommended that
the ity Co ncil approve said tentative map subject to the con-
diti ns con ained in Planning Commission Resolution No. PCS-78-8,
adop ed on he 12th day of July, 1978, a copy of which is attached
here o and y this reference made a part hereof, the same as
thou h full set forth herein, and
W~iEREAS, the proposed project is exempt from environmental
revi w as a, Class 1(k) exemption.
N~W, THEREFORE, BE IT RESOLVED by the City Council of
the ity oflChula Vista that said Council does hereby approve
said tentat ve subdivision map in accordance with Planning Com-
miss'on Res lution No. PCS-78-8; provided, that all requirements
of a y cond minium conversion ordinance in effect at the time the
fina map i before the Council for approval be fulfilled or such
fulf'llment,secured to the satisfaction of the Council and no final
map hall b~ approved until the City Council has considered condo-

RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO
THE CITY COUNCIL THE APPROVAL OF THE TENTATIVE SUBDIVISION
MAP OF LA BONITA

WHEREAS, La Bonita Condominium Investors has submitted a tentative sub-
ision fog La Bonita to subdivide 6.3 acres into 2 lots andoonvert 108 apart-
men units jnto condominiums at 4075-4201 Bonita Road in the R-3-G-D zone, and
WHEP,E~S, Section 66473.5 of the Government Code provides that approval
of subdivision map shall be based upon findings of consistency between the
sub ivision map and the adopted General Plan of the local jurisdiction, and
WHEREAS, the Planning Commission set the time and place for a public
hea ing to consider said tentative map, and notice of said hearing, with its
pur ose, wad given by the publication in a newspaper of general circulation in
the city at least 10 days prior to the date of said hearing, and
41HEREAS, a hearing was held at said time and place, namely 7:00 p.m.,
Jul 12, 198 in the Council Chamber, City Hall, before the Planning Commission
and said hearing was thereafter closed, and
WHEREAS, the proposed project was determined to be exempt from environ-
mental review as a Class 1(i) exemption,
NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS:
1. Flom facts presented to the Planning Commission, the Commission finds
that the subdivision map known as La Bonita is consistent with the goals and objec-
tives of the Chula Vista General Plan based on the following:
a The conversion of apartment units into a condominium does not affect
the following elements of the General Plan: Lane Use, Circulation,
Seismic Safety, Safety, Noise, Scenic Highways, Bicycle Routes,
', Public Buildings, Conservation, Parks and Recreation, and Open Space.
bl. Housing Element - While the conversion of apartment units into condo-
'..,. miniums will reduce the inventory of rental housing, it will also
permit an expanded choice of housing ownership.
2. The Planning Commission recommends to the City Council that Tentative
Ma PCS-78-~ for La Bonita be approved, subject to the following conditions:
a. The subdivider shall be responsible for undergrounding the existing
overhead utilities within the subdivision and in Bonita Road adjacent
to the subdivision in accordance with the Chula Vista City Code.
Concurrent with the undergrounding, the subdivider shall install
four street light standards conforming to City standards along Bonita
Road. The developer shall enter into an agreement with the City

of Chula Vista to underground the utilities and install the street
lights. Surety bonds shall be posted to guarantee the under-
grounding of the utilities and installation of street lights.
b. The Final Map shall indicate areas subject to infrequent inundation,
', which are those areas of the subdivision below the elevation that
the water surface is expected to rise during a 100 year storm.
c.' The developer shall participate in the cost of installing traffic
signals by paying an amount (as determined by proposed traffic
signal participation policy and. ordinance), prior to approval of
the Final Map.
d., The subdivider shall comply with all applicable sections of the
Chula Vista Municipal Code prior to approval of the Final Map. The
Final Map shall be prepared in accordance with the Subdivision
Manual of the City of Chula Vista.
3. That this resolution be transmitted, along with the Tentative trtap, to
the City Council, and a copy of this resolution be transmitted to the applicant.
