IIS-78-73 DATE: June 1, 1978 A. ~ Proie~t Settin The projec involves approximately 20 acres of County territory loc ted ea t of Hilltop Dr., southeast of the easterr. terminus of F S Nin separate parcels ranging in size from .23 acres to 10. 2 acre will be affected. Each parcel is developed with at least one single family home and all have been subject to urban activities for a numb r of years. The site is void of significant biological res urces nd according to a survey conducted on one of the properties (Ra cho Sa Miguel, IS-7E-41) there are no archaeological resources pre ent. geologic study of Rancho San Miguel was also prepared and conclu ed that the area "is considered to be underlain by stable soi s" and there were no on-site indications of earthquake faulting. Urb n supp rt systems are available for expansion adjacent to the sit and c'ty services such as fire arYd police protection can also be xtende to the area with minimal impact. B. I Pro~e~t Descriation The projec entails the annexation of a County island into the City of hula V sta in accordance with the provisions of the P~lunicipal Org nizati n Act of 1977 (MORGA). The site is prezoned, entailing 1.3 acres f R-1 and about 18.55 acres of P.-E zoned land. The pro erty p ezoned as R-1 is fully developed. Rancho San i~?iguel (10 6 acre ) has the potential to be developed with, perhaps, 19 add tional dwelling units given total square footage,' deduction of Oo for private access, and minimum lot size required by the R-E zone. Two other larger lots appear to have the potential to be evelop d for one or two more d~ti~elling units in addition to the 19 oted a ove. C.
