a) The Fi al Map for Chula Vista Tract No. 75-02 (Palomar Palace
Estate ) has been checked by the Engineering Division and found
to be 'n conformity with the Tentative Map approved by the City
Counci on July 29, 1975, by Resolution No. 7829. The Planning
Commis ion, at their meeting of January 26, 1977, granted an
extens'on of the tentative map to January 29, 1979, due to the
Castle Park sewer moratorium.
Muraok Development Company, Inc., subdivider, has paid all fees
and su mitted all required documents with a Set Aside Letter from
Califo nia First Bank in the amount of $79,250 to guarantee the
public improvements and grading. Approval of the Final Map
includ s the dedication of Palomar Street at the property return
with S cond Avenue, and also the dedication of a 10-foot wide
easeme t for sewer purposes.
The at ached agreement guarantees the installation of the public
improv ments within Chula Vista Tract No. 75-02. The work will
be per ormed in accordance with approved plans on file in the
Office of the City Engineer.
b) At the close of a public hearing on November 25, 1975, to consider
the de erral of Undergrounding the existing overhead facilities on
Paloma Street and Second Avenue adjacent to the boundary of
Chula ista Tract No. 75-02, the City Council approved the deferral
of the 12 KVA line on Palomar Street upon the condition that the
subdivider shall enter into an agreement with the City to partici-
pate i any Undergrounding district and to waive rights to
protes formation of such a district. They also granted a waiver

The City of Chula Vista hereby releases your set aside letter
dated Nove er 13, 1978 in the amount of $41,000. This set aside
letter was ~ssued to Muraoka Development and accepted by the City
as a guaran ee of the grading operations, as per Resolution No. 9388,
in or adjac nt to Palomar Palace Estates Subdivision.
All work au horized by Permit No. 78-37G and 80-7G has been performed
in a satisf ctory manner and was accepted by the City of Chula
Vista on Ma 19, 1980.
