The subdivision is for the conversion of a 19-unit apartment project into condominiums at 174 Fourth Avenue. Approval of the final map includes the dedication of easement for street tree purposes, 10 feet in width along Fourth Avenue. A copy of the Declaration of Covenants, Conditions and Restrictions naming the City of Chula Vista as a party to said Declaration and authorizing the City to enforce the terms and conditions of the Declaration in the same manner as any owner within the subdivision has been approved by the City Attorney. This C.C.&R. fulfills one of the conditions for approval of the Tentative Subdivision Map. All public improvements adjacent to the sub- division are existing and meet the approval of the City Engineer. The removal of an existing driveway approach, installation of a new driveway approach, and sidewalk underdrains have been completed and accepted. A transparency is available for Council viewing. October 18, 1978 T0: Jim Peterson, Director of Planning FROM: Gene Asmus, Assistant City Manager SUBJECT: Casa Verde Subdivision Map It was MSC that approval of this tentative map be continued to the meeting when the Council will be considering the condominium conversion policy. I believe you indicated that a proposed condominium conversion policy should be before the Council about the middle of November. I am somewhat concerned over the fact that this hearing was not continued to a date certain but, inasmuch as it does not appear a lot of public con- cern was evidenced, perhaps we can get by. Since no date certain was set, however, parties interested in this subdivision map will certainly have to be notified of the time when the conversion policy will be considered.
