HomeMy WebLinkAboutReso 1979-9682~i J . ,: p' Form No. 344(a) Rev. 2-79 RESOLUTION N0. 9682 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE TENTATIVE SUBDIVISION N~IAP FOR CHULA VISTA TRACT 79-19, BONNIE BRAE CONDOMINIUMS The City Council of the City of Chula Vista does hereby re olve as follows: l~THEREAS, the Planning Commission of the City of Chula Vi to has heretofore approved that certain tentative map of a sub- di ision to be known as Chula Vista Tract 79-19, Bonnie Brae Condominiums an has recommended that the City Council approve said tentative ma subject to the conditions contained in Planning Commission Reso- lu ion No. PCS-79-19, adopted on the 13th day of June , 19 9, a copy of which is attached hereto and by this reference made a art hereof, the same as though fully set forth herein, and WHEREAS, the proposed project is exempt from environ- me tai review as a class 1(k) exemption. NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Chula Vista does hereby approve said tentative su division map in accordance with Planning Commission Resolution No. PCS-79-19. DATED City Clerk RESOLUTION N0. PCS -79-19 TENTATIVE SUBDIVISION MAP FOR CHULA VISTA TRACT 79-19, FOR CONVERSION OF BONNIE BRAE APARTMENTS TO CONDOMINIUMS AT 4221 BONITA ROAD 4! EREAS, Tate Enterprises submitted a tentative subdivision map for Chula Vista Tract 9-19 for conversion of Bonnie Brae apartments to condominiums at 4221 Bonita Road. !~ EREAS, Section 66473.5 of the Government Code provides that approval of a subdiv lion ma.p shall be based upon findings of consistency between the subdivision map an th~~ adopted General Plan of the local jurisdiction, and WI~EREAS, the Planning Commission set the time and place for a public hearing to con ider said tentative map, and notice of said hearing, with its purpose, was given y the publication in a newspaper of general circulation in the city at least 10 day prior to the date of said hearing, and G1 EREAS, a hearing was held at said time and place, namely 7:00 p.m., June 13, 1979 i the Council Chambers, City Hall, before the Planning Commission and said hearing was thereafter closed, and WH REAS, the project is exempt from environmental review as a class 1(k) exemp ion, and WHEREAS, it was determined that the Director of Planning and the applicant have r ached an agreement as to the location of the storage, and N W THEREFORE BE IT RESOLVED AS FOLLOWS: 1. From the facts presented to the Planning Commission, the Commission finds that as required by Section 66473.5 of the State Map Act, the tentative subdivision map or Bonnie Brae, Chula Vista Tract 79-19, is found to be consistent with the Chula Vista General Plan based on the following: a. The conversion of apartments into condominiums does not affect the folio ing elements of the General Plan: Land Use, Circulation, Seismic Safety, Safet Noise, Scenic Highways, Bicycle Routes, Public Buildings, Conservation, Parks and R creation, and Open Space. b. Housing Element - While the conversion of existing apartments into condo iniums will reduce the inventory of rental housing, it will permit an expan ed choice of housing ownership. 2. The Planning Commission recommends to the City Council that Tentative P1ap PCS-79 10 for Bonnie Brae Condominiums be approved, subject to the following condithons: l` a. Each unit shall have a minimum of 80 cu. ft. of storage provided adjacent to the unit, subject to the approval of the Director of Planning. b. All storage areas located within the carports or ground floor areas (pati or accessory building) shall be secured with security type hinges utilizing a non-removable pin, a solid core door, and a single cylinder deadbolt (minimum 1" throwp lock. c. The developer shall be responsible for the installation of a street light standard conforming to City standards with a 250 watt high pressure solium vapor luminaire. The developer may enter into an agreement with the City of Chula Vista to install said street light. A surety bond to guarantee the installation of th installation of the street light shall be posted with the City prior to appro~al of the final map. d. The final map shall indicate these areas subject to infrequent round tion, which are the areas of the subdivision below the water surface elevation that s expected to result from a 100 year storm. e. The owner shall grant an easement for street tree purposes to the City along Bonita Road prior to recordation of the final map. The width of said easement shall be equal to the distance between the property line and the face of the existing block wall, approximately 3.5 feet. 3. That this resolution be transmitted, along with the Tentative Map, to the City ouncil, and a copy of this resolution be transmitted to the applicant.
