RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING THE TENTATIVE SUBDIVISION MAP FOR
SOUTH SHORE CONDOMINIUMS, CHULA VISTA TRACT 79-18
The City Council of the City of Chula Vista does hereby
res lve as follows:
WHEREAS, the Planning Commission of the City of Chula
Vis a has heretofore approved that certain tentative map of a sub-
div Sion to be known as South shore Condominiums and has recommended
tha the City Council approve laid tentative map subject to the
con itions contained in Planni#~g Commission Resolution No. PCS-79-18,
ado ted on the 23rd day of Mays 1979, a copy of which is attached
her to and by this reference made a part hereof, the same as though
ful y set forth herein, and
WHEREAS, the proposed project is exempt from environmental
rev ew as a class 1(k) exemptipn.
NOW, THEREFORE, BE I'$' RESOLVED that the City Council of
the City of Chula Vista does hereby approve said tentative sub-
div lion map in accordance with Planning Commission Resolution No.
PCS 79-18 and subject to the fallowing additional conditions:
1. A minimum of 80 pubic feet of private storage space
shall be provide adjacent to and at the same level
of each of the i terior second floor units presently
without adjacentstorage.
2.
Presented by
An easement for drainage purposes along the southerly
end of the project site be granted (or an irrevocable
offer of dedication be made) as required by the City
Engineer.

RESOLUTION OF THE CITY PLANPJING COMMISSION RECOMMENDING TO
THE CITY COUtJCIL THE APPROVAL OF THE TENTATIVE SUBDIVISION
MAP FUR CHULA VISTA TRACT 79-18, SOUTH SHORE CONDOMINIUMS
WHEREAS, on ~1arch 28, 1979 ;Robert B. Keyes submitted a tentative subdivision
p for Chula Vista Tract 79-18,;,South Shore Condominiums, a one lot, 12 unit
roject currently under construci~ion at 577 Arizona Street, and
WHEREAS, Section 66473.5 0~ the State Map Act provides that approval of a
ubdivision map shall be based upon findings of consistency between the subdivision
ap and the adopted General Plan of the local jurisdiction, and
WHEREAS, the Planning Commission set the time and place for a public hearing
o consider said tentative map, ajnd notice of said hearing, with its purpose, was
iven by the publication in a nev~spaper of general circulation in the city at least
0 days prior to the date of said hearing, and
WHEREAS, a hearing was hel~ at said time and place, namely 7:00 p.m.,

WHEREAS, the proposed project was determined to be exempt from environmental
eview as a class 1(k) exemption.;
NOW, THEREFORE, BE IT RESO4VED AS FOLLOWS:
1. From facts presented td the Planning Commission, the Commission finds
hat the subdivision map for Chula Vista Tract 79-18, South Shore Condominiums, is
onsistent with the goals and objectives of the Chula Vista General Plan based on
he following:
a. The conversion of alpartments into condominiums does not affect the
following elements%of the General Plan: Land Use, Circulation,
Seismic Safety, Safety, Noise, Scenic Highways, Bicycle Routes,
Public Buildings, gonservation, Parks and Recreation and Open Space.
b. Housing Element - 1`;he conversion of this apartment complex into
condominiums will riot reduce the presently available inventory of
rental housing, bud wi11 cause an overall decrease in rental housing
which may be constructed. The conversion will permit an expanded choice
of housing ownership.
2. The Planning Commission recommends to the City Council that the tentative
p for Chula Vista Tract 79-18, South Shore Condominiums, be approved, subject to
he following conditions;
a. A minimum of 80 cu. ft. of private storage space shall be provided
y for each of the twa interior second floor units presently without
adjacent storage. The applicant shall check the possibility
of placing this stowage area in the attic above each of the
units, and if this is not possible the storage area for those
two units shall be located under each of the two stairways.
b. All storage areas located within the carports or ground floor
patios shall be secured with security type hinges utilizing a
non-removable pin, ~ solid core door, and a single cylinder
dead bolt (minimum ~" throw).
3. That this resolution beytransmitted, along with the Tentative Map, to
t e City Council and a copy of this resolution be transmitted to the applicant.
