Cent e City Associates Limited, a Limited Partnership, and Zogob
Deve opment Company, Inc., a California Corporation as General Partner,
has ubmitted required copies of the Subdivision Improvement Agreement.
The greement provides for the installation of the public improvements
with n Chula Vista Tract No. 79-14 (Town Centre-Townsite Tract No. 1).
The ork will be performed in accordance with approved plans on file
in t e Engineering Department.
The final Map for Chula Vista Tract No. 79-14 (Town Centre-Townsite)
has een checked by the Engineering Department and found to be in con-
form ty with the Tentative Map approved by the City Council by Resolu-
tion No. 9463 on January 23, 1979. The map includes the dedication
of a portion of Fourth Avenue. It also includes the granting of ease-
ment for pedestrian ingress and egress for construction and mainte-
nanc of sewer facilities, right of ingress and egress for sidewalk
and treet tree planting and maintenance.
The ity Code provides for the conditional approval of the Final Map
by C uncil with the requirement that the security documents be
rece'ved within 60 days of the date of approval of the final map.
We r commend that approval of the final map be conditioned upon
subm'ttal of fees, bonds and required assurances from the School Dis-
tric s and the Sweetwater Authority within such 60-day period.
A transparency is attached for Council viewing.

CENTRE TOWNSITE TRACT NUMBER 1 - CHULA VISTA TRACT NUMBER 79-14
he Engineering Department has completed a review of the final
ap and improvement plans for Town Centre Townsite Tract #1 Sub-
ivision. The following items must be completed before submission
f the Final Map for Council approval.
1. Approval of plans for public improvements by City Engineer.
2. Submission of subdivision improvement agreement - three
executed copies, all notarized.
3< Provide up-to-date revised preliminary title report.
Completion of all certifications on the title sheet of
said Final Map except for (a) City Clerk, City Engineer,
City Attorney, Clerk of the Board of Supervisors, and
County Recorder.
It is proposed that approv 1 of the Final Map be conditioned upon
submittal of the following items within 60 days of the date of
Map approval by the City Council. Should these requirements not
be met, approval of the Final Map will be null and void and it
must be resubmitted to Cit~i Council.
1. Bonds required - three copies of each, all notarized:
A. Faithful Performance - $33,000 excluding grading.
B. Material and Labor - $33,000 excluding grading. '
C. Survey Monumentation - $1,050.

2. Fees required:
A. Subdivision Fees remaining to be paid - $10,245.00
B. Recording Fee (make separate check
payable to County Recorder) 9.00
C. Street Signs 300.00
D. In lieu park fees 40,800.00
3. Provide a letter from the Sweetwater Authority stating that
financial arrangements have been made for water services
within the subdivision.
4. Provide letters from the Chula Vista City Elementary School
District and the Sweetwater Union High School District
stating that adequate facilities exist for this subdivision.
5. Compliance with requirements of the Chula Vista Municipal
Code as may be applicable and all other requirements imposed
and all other requirements imposed by the Planning Commission
and City Council as conditions of subdivision approval.
In addition to the fees listed above, the following fees must be
paid at the time grading and building permits are obtained:
1. Grading Permit
Inspection fee - $144.81
Bonds (grading) $21,000
(landscape and irrigation) $5,800
(landscaping & irrigation maintenance) $900
2. Building Permits
Residential construction tax per unit $375 + $25 for each
bedroom in excess of one.
