a) The Final Neap fo.r Casa Del Rey Subdivision has been checked by
the Engineering Division and found to be in conformity with the
Tentative P~Zap approved by the City Council by Resolution No. 9007 on
February 14, 1978 and amended by Resolution No. 9032 on March 14, 1978.
Map includes the dedication of De Anza Court, Del Prado Court, Del
Rio Court, Del Sur Court, Paseo La Cresta, Paseo Del Cerro, Paseo Del
Norte, Paseo Del Paso, Paseo Entrada, Paseo P~arguerita, Paseo Sarina,
Paseo Sierra, Paseo Verde, Taxco Court a portion of East "J" Street
and a portion of Telegraph Canyon Road. Also the dedication of ease-
ments for storm drainage, channel, sewer facilities, street tree
maintenance purposes and Lots "C" and "F" for Open Space, park and
other public uses. The required rights-of-way, easements and slope
rights for off-site street improvements have been secured by the
ceveloper.
a) Pardee Construction Company, a California Corporation, subdivider
and owner has paid all fees, submitted all bonds and required documents.
The agreement and surety bonds in the amount of $976,000 guarantee the
the installation of the public improvements within the Casa Del Rey
Subdivision. The work will be performed in accordance with approved
plans on file in the cffice of the City Engineer.
b) One of the conditions of approval of the tentative map is for
the developer to participate in a reimbursement district for Telegraph
Canyon Road improvements. On February 14, 1979, Mr. P~4.D. Madigan,
Vice President of Pardee Construction Company executed the agreement.

The developer is improving Telegraph Canyon Road between Paseo Ladera
and his eastern subdivision boundary. Since the Reimbursement District
has not yet been established, we don't know whether these improvements
will entirely offset the obligation of the 217 dwelling units proposed
in the subdivision. The Agreement provides that the developer will pay
his fair share to the Reimbursement District if the value of his improve-
ments do not offset his responsibility. It also provides that the
Reimbursement District will pay him if the value of his improvement
exceeds his assessment. The payment to him will come out of the funds
received from future development.
c) On January 12, 1979, Pardee Construction Company granted the City
of Chula Vista a deed for the one (1) foot control lots H, I, J, K, L
and M of Casa Del Rey Subdivision. These one (1) foot control lots
are required to control access and adjacent development.
