RESOLUTION NO. 9492
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING '...THE TENTATIVE SUBDIVISION P~IAP FOR
CHULA VISTA TRACT NO. 79-3, DEL MAR VILLAS
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula
Vi to has heretofore approved that certain tentative map of a sub-
di ision to be known as Chula Vista Tract No. 79-3, Del Mar Villas
an has recommended that the (City Council approve said tentative
ma_ subject to the conditions, contained in Planning Commission cso-
lu ion No. pCS-79-3 adopted. on the 24th day of January ,
19 g, a copy of which is attached hereto and by this reference made
a art hereof, the same as though fully set forth herein, and
WHEREAS, the proposed project is exempt from environ-
tal review as a class 1(i)'exemption.
NOW, THEREFORE, $E IT RESOLVED that the City Council
of the City of Chula Vista does hereby approve said tentative
su division map in accordance with Planning Commission Resolution
No pCS-79-3 -

RESOLUTIONd OF THE CITY PLANNING COMMISSION RECOMMENDING TO
THE CITY COUNCIL THE APPROVAL OF THE TENTATIVE SUBDIVISION
MAP FOR CHULA VISTA TRACT 79-3, DEL MAR VILLAS

WHEREAS, on July 12, 1978 David Eyres submitted a tentative subdivision map
for Del Mar Villas, a one lot, 15 unit condominium at the northwest corner of
Del Mar Avenue and "G" Street, and
WHEREAS, Section 66473.5 of the State Map Act provides that approval of a
subdivision map shall be based upon findings of consistency between the subdivision
p and the adopted General Plan of the local jurisdiction, and
WHEREAS, the Planning Commission set the time and place fora public hearing
o consider said tentative map, .and notice of said hearing, with its purpose, was
iven by the publication in a newspaper of general circulation in the city at least
0 days prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7:00 p.m.,
nuary 24, 1979 in the Council Chambers, City Hall, before the Planning Commission
nd said hearing was thereafter closed, and
WHEREAS, the proposed project was determined to be exempt from environmental
eview as a class 1(i) exemption.
NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS:
1. From facts presented to the Planning Commission, the Commission finds
hat the subdivision map known aS Del Mar Villas (Chula Vista Tract No. 79-3) is
onsistent with the goals and objectives of the Chula Vista General Plan based on
.he following:
a. The project does not affect the following elements of the General
Plan: Land Use, Circulation, Seismic Safety, Safety, Noise, Scenic
Highways, Bicycle Routes, Public Buildings, Conservation, Parks and
Recreation, and Open Space.
b. Housing Element - The proposed project will broaden the economic
base of home owners',hip which is one of the principal objectives of
the Housing Element.
2. The Planning Commission recommends to the City Council that the tentative
~p for Del Mar Villas (Chula Vista Tract No. 79-3) be approved, subject to the
allowing conditions:
a. The developer shall remove and replace any portion of cracked and/or
broken sidewalk along Del Mar Avenue and "G" Street. The driveway

approach on "G" Street shall be 24 feet in width and the existing
driveway on Del Mar Avenue shall be eliminated and replaced with
curb, gutter and Sidewalk. A sidewalk ramp shall be installed at
the northwest corner of Del Pear Avenue and "G" Street.
b. The developer shall be responsible for the construction of improved
drainage facilities within the boundaries of the subdivision.
Methods of handling drainage is subject to approval by the City
Engineer.
c. Grading and landscaping plans shall be approved prior to approval
of the final map.
d. The developer shall plant trees along "G" Street and Del Mar Avenue,
the number and species to be determined by the Director of Public
Works.
e. All utilities serving the proposed development shall be underground.
f. The developer shall comply with all applicable sections of the Chula
Vista Municipal Code prior to approval of the final map. The final
map shall be prepared in accordance with the Subdivision Manual of
the City of Chula Vista.
3. That this resolution be transmitted, along with the Tentative Map, to
he City Council, and a copy of this resolution be transmitted to the applicant.
