Road Cit En ineer ~ (4/5ths Vote: Yes No X ) BY Y 9 A need or improving the sight distance along the south side of Pepper Tree Road was brought out during consideration of the Environmental Impact Report and Tentative Map for Pep ertree Estates. The easement offered herewith will provide the City with the means t assure the continued maintenance of an adequate line of sight. It is my RECOMMENDATION: That Council accept the subject easement and instruct the City Clerk to submit aid document for recordation. DISCUSSQON: One of he more controversial issues associated with the Peppertree Estates project deals with tr ffic safety. The line of sight along Pepper Tree Road was restricted because of growth n a slope east of Jacaranda. The movement of vehicles into or out of Jacaranda was ren ered hazardous because of the impaired visibility of vehicles on Pepper Tree Road. The Tra fic Engineer recently met with representatives of the developers at the site. They determi ed the extent to which vegetation on this slope had to be trimmed to correct the problem and accomplished the required trimming. The dev Topers also own the property along the affected portion of the street and have offered the Citv an easement which will allow an adequate line of sight regardless of the comple ion of the Peppertree Esta'ces project. The ea event is being offered at this time to allow the independent lot to be resold prior o completion of the project. A plat depicting the easement is available for Council viewing. BOARD/COMMISSION RECOMMENDATION: N.A. FISCAL IMPACT: None, unless the Peppertree Estates project is not completed. In that event inimal expenses for occasional trimming will be experienced.
