RECOMMEf~DATION
Adopt a resolution approving the proposed "Blatt Reorganization" involving annexation
of 17.6 acres of land to the City of Chula Vista and concurrent detachments from the
tgom ry Sanitation District, the San Diego County Flood Control District-Zones 3
4, ounty Service Area No. 62, and the Montgomery Fire Protection District.
DISCUSSION
Existing and proposed land use.
The subject property is located east of Industrial Boulevard between Oxford Street
and Pal mar Street. Existing land uses include truck crop farming, railroad right-of-
way (MT B), and an SDG&E utility easement/transmission tower. Surrounding land uses
are ind strial, commercial, MTDB Palomar Street station, agricultural (truck crop
farming and residential.
The purpose of this proposal is to satisfy a condition of a tentative subdivision
map (TM 3990), approved by the County Planning Commission on September 7, 1979. The
conditi ned tentative map calls for annexation of the territory to the City of Chula
Vista p for to the development of a proposed commercial-industrial complex consisting
of four retail/commercial units totalling 38,320 square feet, 10 industrial units
totalli g 141,780 square feet, parking facilities and landscaping.
2. (Environmental Review
The City's Environmental Review Section processed an Initial Study application
(IS-81- 1) for this proposal in 1980. The Environmental Review Committee, at their
meeting of December 10, 1980, determined that the proposed project would not result
in any significant environmental impacts, and therefore, issued a "conditioned negative
ara ion" of environmental impact.
