BA KGROUND ~. It@111 5. 5 a 1. The applicant has submitted a tentative subdivision map known as Villa Contessas, Chula ista Tract 82-10, in order to develop a 25,230 sq. ft. (0.6 acre) parcel located at 241 "H" Street in the R-3 zone into a one lot condominium project consisting of 18 dwellin units. 2. On February 10, 1982 the Planning Commission adopted the Negative Declaration issued n IS-81-37 which is forwarded for Council adoption. B. RECOMMENDATION: Con~ur with Planning Commission recommendation. C. PLA~JNING COMMISSION RECOMMENDATION: On ebruary 10, 1982 the Commission, by a vote of 6-1, recommended that Council approve the ten ative subdivision map for Villa Contessas, Chula Vista Tract 82-10, in accordance with Re olution PCS-82-10. D. DISdUSSION Adjacent zoning and land use. North R-3 Duplex South R-3 Apartments East R-3 Apartments West R-3 Single family dwelling 2. Existing site characteristics. The ubject property is a level rectangular lot with 87 feet of street frontage on the Wort erly side of "H" Street between Second and Third Avenues and with a lot depth of 290 f et. The site is presently developed with a single family dwelling which will be remov d to make room for the proposed development. 3. proposed project. The proposed development will consist of 18 condominium units (11 two-bedroom and 7 on -bedroom) located in a single, three story structure to be constructed at the rear of he subject property with the parking located in front of the units. Access is provided by a single two-way driveway. A total of 28 parking spaces will be provided on the site 11 of which are located in two garage structures. The garages are so arranged as to sc een the parking from the street. The architecture can be described as a contemporary Tudor design with a pitched oof of medium shake shingle. The exterior elevations will be a combination of stucco a d brick with wood trim. The balconies and stairways will be wood.
