space for the Chula Vista Literacy Team Office

On December 1, 1987 the Council approved Resolution 13367 and accepted
California Library Services Act Grant funds for the purpose of providing
Literacy Services in Chula Vista and appropriated these funds to amend the
FY 1987-88 budget. According to the provisions of the grant, part of the
funds received will be used to maintain rented office space to house the
Literacy Team Office which will serve as a clearinghouse for literacy services
in Chula Vista. Therefore, the Library desires to enter into a commercial
lease with Jaime and Olivia Ramirez, Lessors, and Been Realty, Agent, for
commercial office space at 210 Landis Avenue in Chula Vista.
BOARDS AND COMMISSIONS RECOMMENDATION: N/A
• RECOMMENDATION: Approve lease.
DISCUSSION:
The lease term shall commence on February 1, 1988 and expire on January 31,
1989. The office space is approximately 950 square feet costing 87¢ per
square foot. The lessor agrees to maintain the interior and exterior of the
building including yard maintenance and to pay for water and trash. The
lessor is responsible for property taxes. All parties to the lease shall hold
liability insurance. The total rent shall be $9,900. The Altrusa Club of
Chula Vista shall contribute $50 monthly towards the cost of rent and
utilities.
FISCAL IMPACT:
The California Library Services Act - Literacy Grant Funds appropriated in
account 216-2161-5323, in the amount of $7,200 are sufficient to cover rental
costs through June 30, 1988. Additional California Library Services Act -
Literacy Grant Funds for rent and utilities will be received in July, 1988 in
the approximate amount of $10,200 to cover the remainder of the lease term.

Enclosed is a copy of a "Commercial Lease and Deposit Receipt" which
will be presented to our City Council for approval on January 26, 1988.
Paragraph 11 covers the above requested certificate. The lease agreement
covers property at 210 Landis Avenue which will be used by our Chula Vista
Literacy Team as a clearing house for literacy services. The facility
will be operated with the help of volunteers as well as paid staff and
will be open six days a week, from approximately 9:OO a.m. to 8:00 p.m.
The maximum number of adults in the building will be eight. The facility
will be used to sign up volunteers, provide in-service training and tutoring
services.
