On June 23, 1987, by Resolution 13085, the City Council approved the Tentative
Subdivision hiap for Chula Vista Tract 87-7. The Final Map for said
• subdivision and associated items are now before Council for approval.
RECOMMENDATION: That Council adopt resolutions as listed in the item title
of thi s report.
BOARDS/COMMISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
Chula Vista Tract 87-7, Bel Air Ridge consists of 46 single family lots and 1
lot for open space, public utilities and other public uses. The final map for
said subdivision has been reviewed by the Public Works Department and found to
be in conformance with the approved Tentative Map. Approval of the map
constitutes acceptance of all drainage and tree planting easements within the
subdivision and acceptance on behalf of the public of East "J" Street, Cordova
Drive, Cordova Court, Dorado Way, and Dorado Court. Approval of the map also
constitutes acceptance of Lot "A" for open space, public utilities and other
public uses.
The developer has executed a subdivision improvement agreement and has
provided bonds to guarantee construction of the required improvements.
The developer has complied with all applicable conditions of approval. Among
the conditions of approval were the requirements that the developer enter into
an agreement or agreements by which the developer agrees to not protest
• formation of Assessment District 87-1 (East "H" Street) and agrees to
participate in a Facilities Benefit District. The developer has entered into
a single agreement that complies with both requirements. The agreement is now
before Council for approval.

Assessment District &7-1 is a district proposed to provide for widening East
"H" Street from two to six lanes. The City's version of a Facilities Benefit
District is called "Eastern Area Development Impact Fee".
The developers has agreed to pay development impact fees in effect at the time
building permits are issued for the subject project. Due to the Council
action last week, the development impact fees for streets will be $2,101 per
EDU.
The developer has acquired additional right-of-way to provide adequate width
for East "J" Street and Dorado Way and to provide for a temporary turnaround
at the interim terminus of East "J" Street as required by the Tentative Map.
Said documents are now before Council for acceptance.
A plat is available for Council viewing.
FISCAL IMPACT: None.
