ITEM TITLE: a) Resolution Approving Final Map and Subdivision
Improvement Agreement and authorizing the Mayor to execute
said agreement for Chula Vista Tract 87-7, Bel Air Ridge
b) Resolution Approving an agreement with the
developer of Bel Air Ridge Subdivision in which the developer
agrees to participate in a facilities benefit district and
agrees to not protest formation of assessment district 87-1
(East "H" Street)
c) Resolution Accepting grants of easement for street
purposes, dedicating said streets to public use and officially
naming said streets East "J" treet and Dorado Way

On December 23, 1987, by Resolution 13085, the City Council approved the
• Tentative Subdivision Map for Chula Vista Tract 87-7. The Final Map for said
subdivision and associated items are nor before Council for approval.
RECOMMENDATION: That Council adopt resolutions as listed in the item title
of this report.
BOARDS/COMMISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
Chula Vista Tract 87-7, Bel Air Ridge consists of 46 single family lots and 1
lot for open space, public utilities and other public uses. The final map for
said subdivision has been reviewed by the Public Works Department and found to
be in conformance with the approved Tentative h1ap. Approval of the map
constitutes acceptance of all drainage and tree planting easements within the
subdivision and acceptance on behalf of the public of East "J" Street, Cordova
Drive, Cordova Court, Dorado Way, and Dorado Court. Approval of the map also
constitutes acceptance of Lot "A" for open space, public utilities and other
public uses.
The developer has executed a subdivision improvement agreement and has
provided bonds to guarantee construction of the required improvements.
The developer has complied with all applicable conditions of approval. Among
the conditions of approval were the requirements that the developer enter into
an agreement or agreements by whici~ the developer agrees to not protest
• formation of Assessment District 87-1 (East "H" Street) and agrees to
participate in a Facilities Benefit District. The developer has entered into
a single agreement that complies with both requirements. The agreement is now
before Council for approval.
