As a condition far issuance of the building permit, the owner has been required to dedicate for street purposes a two (2) foot strip of land along the frontage of the property on Third Avenue and the necessary right-of-way at the corner of Third Avenue and Roosevelt Street to accommodate a sidewalk ramp. RECOMMENDATION: That City Council adopt a resolution accepting subject • dedication. BOARDS/COMMISSIONS RECOMMENDATION: Not applicable. DISCUSSION: Third Avenue is designated as a collector street in the City's General Plan. Current Chula Vista standards call for a right-of-way width of 84 feet for a collector street. The current right-of-way width along the frontage of the property on Third Avenue is 80 feet. To conform with current standards the owner has been required to dedicate a two (2) foot wide strip along the frontage of the subject property on Third Avenue. The owner has also been required to dedicate right-of-way at the northwest corner of Third Avenue and Roosevelt Street to construct a sidewalk ramp. Section 12.24.010 of the City Code provides that the owners of the property being developed are required to construct necessary improvements and to dedicate necessary right-of-way. The document granting this easement has been executed by the owner and submitted to the Public Works Department. It has been found to be satisfactory and is now ready for acceptance by Council.
