RECOMMENDATION: That the City C/ouncil adopt the resolutions listed in the
item title above.
BOARDS/COMMISSIONS RECOMMENDATION: Not applicable.
DISCUSSION:
• Eucalyptus Meadows, a California partnership, recently applied for a permit to
develop the property adjacent to Granjas Road and Fifth Avenue. Section
12.24.010 of the City Code provides that the owners of the property being
developed may be required to grant the necessary easements and/or street
dedications.
Fifth Avenue is designated as a collector street in the City's General Plan.
This standard requires a street easement width of $4 feet. The current width
fronting the subject property is 80 feet which provides a half-width of 40
feet. To conform to the City standards, the owners of the property have been
required to grant an additional 2 foot easement for street purposes along
their property fronting Fifth Avenue. This easement will provide a 42-foot
half-width as required by the standard.
Adjacent to Granjas Road, the owners of the property have been required to
grant an easement for street purposes to provide a cul-de-sac turnaround at
the termination of Granjas Road.
In conjunction with this development, the owners of subject property
constructed a public storm drain along the southerly boundary of their
property. The owners of this property have been required to grant an easement
for drainage purposes to enable the City to maintain said public storm drain.
The documents granting the street and drainage easements have been executed by
the owners and submitted to the Engineering Department. They have been
reviewed and are now submitted for acceptance by Council.
