The Final Map for CVT 87-1, Corona Vista has been reviewed by the Engineering
Department and found to be in conformance with the Tentative Map approved by
the City Council on November 7, 1986, by Resolution No. 12843.

DISCUSSION:
The Final Map for Corona Vista, which creates 14 single family lots, is
satisfactory to staff and is recommended for Council approval. All of the
conditions of approval placed upon the Tentative Map have been met and the
public improvement plans have been approved by the City Engineer. All
necessary fees have also been paid.
The Subdivision Improvement Agreement for this development provides for the
construction of all required public improvements. The required improvements
along Otay Lakes Road adjacent to this subdivision are also being provided for
in said agreement, under which the developer is posting a separate bond to
secure the installation of said improvements within three years or immediately
following the undergrounding of utilities along Otay Lakes Road, whichever
occurs first.
The developer, Corona Vista Partners, Ltd, is also entering into an Interim
Facilities Financing Agreement wherein the developer agrees to the following:

1. To pay his fair share of the cost of public improvements to be provided
under the Eastlake I Public Facilities Financing Plan.
2. To not protest the establishment of a facilities benefit assessment
district.
The City Council in Resolution 12409 established the development impact fee
for the facilities discussed above. The current fee is $1183.00 for a single
family detached home outside the boundaries of the Eastlake project but within
the benefited area. This amount will be adjusted in accordance with changing
costs of construction of facilities. The actual amount will be paid by Corona
Vista Partners, Ltd, prior to issuance of individual building permits.
A plat is available for Council viewing.
