COUNCIL AGENDA STATEMENT • Item 13a, b Meeting Date 8/11/87 Council had two concerns regarding the Rancho Del Sur Phase I rezoning. One concern was the design and integrity of the small lot product and its relationship within the total project. The second was the possibility of the FISCAL IMPACT: None. ITEM TITLE: Resolution ~.~~~j~ Approving agreement between the City of Chula Vista and Rancho Del Sur to waive statutory density bonus SUBMITTED BY: Director of Planning ~` REVIEWED BY: City Manager~~- l~-~ (4/5ths Vote: Yes No X ) On June 30, 1987, the Council, on second reading of the rezoning ordinance for Rancho Del Sur, continued the item to the meeting of August 11, 1987. RECOMMENDATION: Approve the resolution to enter into the agreement. BOARDS/COMMISSIONS RECOMMENDATION: Not applicable. DISCUSSION: The applicant has provided Council with illustrative examples of other projects where a similar small lot project has been successfully planned, marketed, and built. With respect to the density bonus issue, the applicant has offered to execute a covenant, in recordable form, that they shall not apply fora density bonus relative to the apartment site project and waive all rights thereto. The covenant would be executed upon final approval of the rezoning. The City Attorney concurs that the density bonus waiver offer would be valid.
