80-21, Unit 2, Villas de Bonita

On July 8, 1980, by Reso ution 10173, Council approved the
Tentative Map for Chula Vista Tract 80-2. 1. The Final Map and
Subdivision Improvement Agreement for Unit 2 are before the
Council for approval. It is my
RECOMMENDATION: That Council approve the Final Map and
Subdivision Im provement Agreement.
BOARD/COMMISSION RECOMMENDATION: Not applicable.
DISCUSSION:
The Final Map for Chula Vista Tract 80--21 Unit 2, Villas de
Bonita has been checked by the Engineering Department and found
to be in conformity with the Tentative Map.
The Tentative Map provides for one commercial lot (Unit I) and
109 residential units (Unit 2, to be known as Villas de Bonita) .
The subdivider has signed the Subdivision Im provem ent Agreement
and posted the necessary surety. Im provements covered by said
agreement include construction of portions of Bonita Road and
Otay Lakes Road, along with sewer within and adjacent to the
subdivision as shown on Chula Vista Drawings 8I-325 through 81--
335 inclusive.
The subdivider, A & D Partnership, has paid all fees and
submitted all required documents. Approval of the Final Map
includes acceptance of easements for sewer, storm drain and
street trees as well as dedication of right-of-way for portions
of Bonita Road and Otay Lakes Road to provide for ultimate
improvements. The Final Map also includes a rejection of an
offer of dedication for the interior circulation streets, Villas
Drive and Villas Court. In the event that future conditions
warrant acceptance of these streets for public maintenance, we
will be returning to Council with such a recommendation.
