Page 2, Item 15 Meeting Date 9/6/88 DISCUSSION: Rationale for the inclusion of the Watson-McCoy property within Chula Vista's Planning Area. As the Watson-~1cCoy property is conti guous to the Sal t Creek Ranch, it woul d be logical to extend the City of Chula Vista services to their property. The size of the property suggests that a comprehensive approach to its master planning will be necessary. The City of Chula Vista has extensive experience in planning large tracts of land. Access to the property will most likely come from the City of Chula Vista's circulation system. Topographi cally, Sal t Creek Ranch and the Watson McCoy property Both of the properties are relatively level and topographically Sound planning indicates that the two be developed in a coordinated manner. are simi 1 ar. developable. unified and CONCLUSION: The subject territorial holdings are physically and visually a part of the City of Chula Vista. They should be planned, conserved, developed, and guided under Chula Vista policy. FISCAL IMPACT: administration. None at this time except the cost of local planning WPC 5465P / ::2. I i"] (/
