The Final Map and Subdivision Improvement Agreement are now before Council for approval. RECOMMENDATION: That Council adopt resolution. BOARD/COMMISSION RECOMMENDATION: Not applicable. DISCUSSION: The Final Map for Chula Vista Tract No. 80-2, Hidden Pines Condominiums, has been checked by the Engineering Department and found to be in conformity with the Tentative Map. The subdivision is for the conversion of 48 existing apartment units into condominiums, all on one lot, south of Quintard Street between Hilltop Drive and Tobias Drive. A construction permit has already been issued for the construction of wheelchair ramps and the widening of an alley approach. All other improvements are existing and meet the approval of the City Engineer. T.L. Sheldon Corporation has submitted the required copies of the Subdivision Improvement Agreement. The agreement provides for the construction of interior and exterior building improvements, storage facilities, landscaping and irrigation, a private water main and a fire hydrant. Each unit is required to provide a minimum of 200 cubic feet of storage space, 408 of which must be adjacent to the unit. One half of the first floor units will be provided with 223 cubic feet of storage space adjacent to each unit. The other half will be provided with 93 cubic feet of storage space adjacent to each unit. All second story units will be provided with 80 cubic feet of storage space adjacent to each unit. Additional storage space of approximately 200 cubic feet per unit will be provided in a separate building for those units which have less than 200 cubic feet of adjacent storage space. T.L. Sheldon Corporation, the subdivider, has paid all fees and submitted all required documents (excepting security agreements and bonds).
