RESOLUTION NO. 9818
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING THE TENTATIVE SUBDIVISION HAP FOR
CHULA VISTA TRACT 79-22, BRIGHTWOOD CONDOMINIUMS
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula
Vista has heretofore approved that certain tentative map of a sub-
division to be known as Chula Vista Tract 79-22, Bri~htwood Condominiums
and has recommended that the City Council approve sald tentative
map subject to the conditions contained in Planning Commission Reso-
lution No. PCS-79-22, adopted on the 26th day of September ,
1979, a copy of which is attached hereto and by this reference made
a part hereof, the same as though fully set forth herein, and
WHEREAS, the proposed project is exempt from environ-
mental review as a class lei) exemption.
NOW, THEREFORE, BE IT RESOLVED that the City Council
of the City of Chula Vista does hereby approve said tentative
subdivision map in accordance with Planning Commission Resolution
No. PCS-79-22.

RESOLUTION NO. PCS-79-22
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO THE
CITY COUNCIL THE APPROVAL OF THE TENTATIVE SUBDIVISION ~~P FOR
CHULA VISTA TRACT 79-22, BRIGHTWOOD CONDOMINIUMS
WHEREAS, a tentative subdivision map for Chula Vista Tract 79-22, Brightwood
Condominiums, was filed by Eugene H. York on August 10, 1979 for the conversion
of 22 existing apartment units, located at 160 Brightwood Avenue in the R-3 lone,
into a one lot condominium project, and
WHEREAS, Section 66473.5 of the State Map Act provides that approval of a
subdivision map shall be based upon findings of consistency between the subdivisior,
map and the adopted General Plan of the local jurisdiction, and
WHEREAS, the Planning Commission set the time and place for a public hearing
to consider said tentative map, and notice of said hearing, with its purpose, was
given by the publication in a newspaper of general circulation in the city at
least 10 days prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7:00 p.m.,
September 26, 1979 in the City Council Chambers before the Planning Commission
and said hearing was thereafter closed, and
WHEREAS, the conversion project is exempt from environmental review as a
class l(i) exemption.
NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS:
1. From facts presented to the Planning Commission, the Commission finds
that the subdivision map for Chula Vista Tract 79-21, Brightwood Condominiums,
is consistent with the goals and objectives of the Chula Vista General Plan based
on the following:
a. The conversion of apartments into condominiums does not affect the
following elements of the General Plan: Land Use, Circulation, Seismic
Safety, Safety, Noise, Scenic Highways, Bicycle Routes, Public Buildings,
Conservation, Parks and Recreation, and Open Space.
b. Housing Element - While the conversion of existing apartments into
condominiums will reduce the inventory of rental housing, it will
permit an expanded choice of housing ownership.
2. The Planning Commission recommends to the City Council that the tentative
map for Chula Vista Tract 79-22, Brightwood Condominiums, be approved, subject to
the following conditions:

a. The map shall be revised changing the legal description to read
"lot 13 of block 1 of Bright\'Iood" anc delete "consolidation of."
b. The owner/subdivider shall remove and replace the cracked portion of
the driveway on Fifth Avenue.
c. The upper floor balconies shall be extended to accommodate 80 cu. ft.
of storage for two bedroom units and 60 cu. ft. for the one bedroom
units. The design configuration and materials shall be coordinated
with the existing balconies. The 2 first floor balconies which extend

d, Landscaping shall be added to the access driveway and the north end
of the carport subject to the approval of the Cityls Landscape
Archi tect.
3. That this resolution be transmitted, along with the tentative map, to the
City Council, and a copy of this resolution be transmitted to the applicant.
PASSED AND APPROVED BY THE CITY PLANNING COMMISSION OF CHULA VISTA, CALIFORNIA,
this 26th day of September, 1979 by the following vote, to-wit:
