HomeMy WebLinkAboutReso 1979-9807 Form 'No. 344 (a) Rev. 2-79 RESOLUTION NO. 9807 RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA APPROVING THE TENTATIVE SUBDIVISION HAP FOR CHULA VISTA TRACT 80-2, HIDDEN PINES CONDOMINIUMS The City Council of the City of Chula Vista does hereby resolve as follows: WHEREAS, the Planning Commission of the City of Chula Vista has heretofore approved that certain tentative map of a sub- division to be known aSChula Vista Tract 80-2, Hidden Pines Condominiums and has recommended that the City Council approve said tentative map subject to the conditions contained in Planning Commission Reso- lution No. PCS-80-2 , adopted on the 26th day of September , 1979, a copy of which is attached hereto and by this reference made a part hereof, the same as though fully set forth herein, and WHEREAS, the proposed project is exempt from environ- mental review as a class l(i) exemption. NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Chula Vista does hereby approve said tentative subdivision map in accordance with Planning Commission Resolution No. PCS-80-2 . PCS-80-2 ~~.- RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO THE CITY COUNCIL THE APPROVAL OF THE TEiHATIVE SUBDIVISION f1AP FOR CHULA VISTA TRACT 80-2, HIDDEN PINES CONDOmNIUMS WHEREAS, a tentative subdivision map for Chula Vista Tract 80-2, Hidden Pines, was filed by T. L. Sheldon Corp. on August 9, 1979 for the conversion of 48 existing apartments, located at 1420 Hilltop Drive in the R-3-G-D zone, into a one lot condominium project, and WHEREAS, Section 66473.5 of the State Map Act provides that approval of a subdivision map shall be based upon findings of consistency between the subdivision map and the adopted General Plan of the local jurisdiction, and WHEREAS, the Planning Commission set the time and place for a public hearing to consider said tentative map, and notice of said hearing, with its purpose, was given by the publication in a newspaper of general circulation in the city at least 10 days prior to the date of said hearing, and WHEREAS, a hearing was held at said time and place, namely 7;00 p.m.. September 26, 1979 in the City Council Chambers before the Planning Commission and said hearing was thereafter closed, and WHEREAS, the conversion project is exempt from environmental review as a class l(i) exemption. NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS: 1. From facts presented to the Planning Commission, the Commission finds that the subdivision map for Chula Vista Tract 80-2, Hidden Pines, is consistent with the goals and objectives of the Chula Vista General Plan based on the fo 11 owi ng: a. The conversion of apartments into condominiums does not affect the following elementns of the General Plan: Land Use, Circulation, Seismic Safety, Safety, Noise, Scenic Highways, Bicycle Routes, Public Buildings, Conservation, Parks and Recreation, and Open Space. b. Housing Element - While the conversion of existing apartments into condominiums will reduce the inventory of rental housing, it will permit an expanded choice of housing ownership. 2. The Planning Commission recommends to the City Council that the tentative map for Chula Vista Tract 80-2, Hidden Pines, be approved, subject to the following conditions: a. The owner/subdivider shall be responsible for the widening of the A alley approach on Hi 11 top Dri ve to a mi nimum wi dth of 22 feet for ~\ O\~ ease of access to the proposed development. (\ l\~\) b. The owner/developer shall be responsible for the construction of wheelchair ramps on all alley approaches. c. The owner/developer s ha 11 grant to the city a 7.5 foot wide street tree easement on the east side of Tobias Drive. d. One additional fire hydrant shall be required subject to the approval of the Chula Vista Fire Department. 3. That this resolutiGn be transmitted, along with the tentative map, to the City Council, and a copy of this resolution be transmitted to the applicant. PASSED AND APPROVED BY THE CITY PLANNING COMMISSION OF CHULA VISTA, CALIFORNIA, this 26th day of September, 1979 by the following vote, to-wit: AYES: Commissioners Stevenson, R.
