BACKGROUND
Council sometime ago approved a conditional use permit for the con-
struction of a truckiIl:g terminal in the Sweetwater Valley Industrial
Park for Dunphy Construction company.
In addition to that project, the Dunphy Construction Company proposes
a phased industrial development in the area. As Council is aware,
however, the Sweetwater Industrial Park/for purposes of handling the
1911 Act bonding, which was the method for construction of the im-
prov~ments of the park, was subdivided into a multiplicity of small
lots which are totally impractical for use as industrial sites.
Therefore, it is necessary that many of these, lots be combined so
that they may be properly utilized for industrial development.
Dunphy Construction Company owns 53 lots in the area and they have now
transferred some 22 lots to the G.I. Trucking Terminal Company, which
must also be consolidated. In order to insure that there is proper
parking and other necessary amenities arranged for industrial usage,
the City should be guaranteed a control which could be achieved
either through agreement or a parcel map. At the present time, the
agreement approach is recommended to afford a degree of flexibility.

.Such an agreement has been prepared stipulating the manner in which
the lots will be consolidated as industrial sites and will be recorded
which will prevent any rearrangement without the approval of the City.
