HomeMy WebLinkAboutAgenda Statement 1981/05/19 Item 13 COUNCIL AGENDA STATEMENT Item 13 Meeting Date 5-19-81 ITEM TITLE: Reso 1 ut ion. 10'1(,( Approvi ng Fi na 1 Map and Subdi vi s i on Improvement Agreement for Chula Vista Tract No. 80-4, Twin Oaks Condominiums SUBMITTED BY: City Engineer C(f1/ (4/5ths Vote: Yes_ NO-L-) On November 20, 1979, by Resolution No. 9850, Council approved the Tentative Map for Chula Vista Tract No. 80-4, Twin Oaks Condominiums. The Final Map and Subdivision Improvement Agreement are now before Council for approval. It is my RECOMMENDATION: That Council approve the Final Map and Subdivision Improvement Agreement. BOARD/COMMISSION RECOMMENDATION: Not applicable. DISCUSSION: The Final Map for Chula Vista Tract No. 80-4, Twin Oaks Condominiums, has been checked by the Engineering Department and found to be in conformity with the Tentative Map. The Subdivision is for the conversion of 10 existing units into condominiums and for the construction of 14 new condominiums, all on one lot, at the southeast corner of Twin Oaks Avenue and "E" Street. A construction permit has al ready been issued for the widening of a driveway and for the construction of a wheelchair ramp. All other improvements are existing and meet the approval of the City Engineer. Twin Oaks Investors, LTD, has signed the Subdivision Improvement Agreement and posted the necessary surety. The agreement provides for the construction of interior and exterior building improvements and storage facilities for. the 10 existing units. The Final Map and Subdivision Improvement Agreement had previously been approved by Council on March 11, 1980, by Resolution No. 10029. The developer failed to obtain financing and was subsequently not able to go ahead with the project. Consequently, the Final Map was returned to the City and Council approval expired 60 days after the initial approval. Twin Oaks Investors, LTD, the Subdivider, has resubmitted all required documents and paid all fees..including. the residential construction. tax and.park fees wh.ich were refunrlt;d-.at the time the'Tinal Map was returned to the City. It is therefore appropriate that the Final Map and Subdivision Improvement Agreement be approved. A plat is available for Council viewing. FISCAL IMPACT: Not applicable.
