The Final Map, Subdivision Improvement Agreement and agreement for the improvement of Telegraph Canyon Creek are before Council for approval. It is my RECOMMENDATION: That Council adopt the resolution. BOARD/COMMISSION RECOMMENDATION: Not applicable. DISCUSSION: The Final Map for Chula vista Tract 80-7, Casa'de la Ciudad Condomniums has been checked by the Engineering Department and found to be in conformity with the Tentative Map. The subdivision consists of 38 new units on one lot. The subdivider has signed the Subdivision Improvement Agreement and posted the necessary surety. Improvements covered by siid agreement include construction of Moss Street adjacent to the subdivision as shown on Chula Vista Drawing 79-l9D. The Corps of Engineers is currently planning the improvement of Telegraph Canyon Creek. A condition of approval of the Tentative Map required the subdivider to be responsible for constructing half of Telegraph Canyon 'Channeladjacent to the subdivision or pay the cost thereof. The subdivider has posted a cash bond in the amount of $19,600 as his full participation for the construction of the half width of Telegraph Canyon Creek. The agreement associated with said improvements stipulates that the subdivider will be refunded the full $19,600 (with no interest) should the project not be constructed within 15 years. The subdivider, Mabie and Mintz, Inc. has paid all fees and submitted all requi red doc umen ts. Approval of the Fi'nal Map incl udes acceptance of a 9 foot drainage easement along the Northern boundary. A transparency is available for Council viewing.
