AN ORDINANCE OF THE CITY OF CHULA VISTA PREZONING ll.7
ACRES LOCATED SOUTHERLY OF LYNNDALE LANE, NORTHERLY OF
EAST "H" STREET, AND EASTERLY OF THE 1-805 FREEWAY TO
R-E-P
WHEREAS, Cameo Development Company is proposing to prezone ll.7 acres
located southerly of Lynndale Lane, northerly of East "H" Street, and easterly
of the 1-805 Freeway to R-E-P (Residential Estate/Precise Plan); and
WHEREAS, the Environmental Review Coordinator conducted an Initial Study,
IS-89-84, of potential environmental impacts associated with the
implementation of the project and has concluded that there would be no
significant environmental impacts, and recommends adoption of the Negative
Declaration issued on IS-89-84; and
WHEREAS, on May 23, 1990, the Planning Commission recommended approval of
a prior request to prezone and subdivide this property into 17 residential
lots and a single open space parcel, however, on June 12, lggO, the City
Council subsequently denied the request; and
WHEREAS, the applicant has revised the proposal and reduced the number of
lots by three and increased their size to a minimum of 15,000 square feet; and
WHEREAS, on October 24, 1990, the Planning Commission voted 3-1 with
three members absent to recommend approval of the proposal but the failure to
achieve a 4-vote majority effectively results in a recommendation for denial.
The City Council of the City of Chula Vista does ordain as follows:
Section l: That the Zoning Map or Maps established by Section lg.18.01O
of the Chula Vista Municipal Code be hereby amended by adding thereto the
following prezoning of property;
That the certain property consisting of approximately ll.7 acres locates
southerly of Lynndale Lane, northerly of East "H" Street, and easterly of
the 1-805 Freeway be, and the same is hereby prezoned to R-E-P
(Residential Estate/Precise Plan) as shown on Exhibit A attached hereto.
pursuant to the provisions of Section 19.12.020 of said Code authorizing the
prezoning of unincorporated territory adjoining the City, and said zoning
shall become effective at and upon the date the subject property shall be
annexed to the City of Chula Vista.

Section 2: This ordinance shall take effect and be in force on the
thirtieth day from and after its adoption.
