AN ORDINANCE OF THE CITY OF CHULA VISTA REZONING 4.92
ACRES LOCATED NORTH OF C STREET BETWEEN THIRD AVENUE
EXTENDED AND DEL MAR AVENUE, FROM R-l-7, MHP, AND I-L TO
R-I~P-6, LAS BRISAS DEL MAR LIMITED
WHEREAS, an Initial Study IS-90-42 of potential environmental impacts
associated with the proposed project was conducted by the Environmental Review
Coordinator on the subject rezoning and it was concluded that there would be
no significant environmental effects.
WHEREAS, the following findings are made in support of the rezoning:
The "P" Precise Plan Modifying District may be applied to areas within
when the following is evident:
The subject property, is unique by virtue of topography, access,
configuration, traffic circulation, which requires special handling of the
development on a precise plan basis.
The easterly part of the property is much higher than the westerly
portion with a steep transition area in between. Traffic circulation is
constrained by the somewhat landlocked configuration of the site and its
steep topography.
The property to which the P modifying di strict i s applied i s an area
adjacent and contiguous to a zone allowing different land uses and the
development of a precise plan will allow the area so designated to coexist
between land usages which might otherwise be incompatible.
There is industrial zoning to the north, mobilehome park zoning to the
west, and multi-family zoning to the south.
The basic or underlying zone regulations do not allow the property owner
and/or the City appropriate control or flexibility needed to achieve an
efficient and proper relationship among the uses allowed in the adjacent zones.
The City Council of the City of Chula Vista does hereby ordain as follows:
SECTION I: That the Zoning Map or Maps established by Section 19.18.010
of the Chula Vista Municipal Code be hereby amended by adding thereto the
following rezoning of property:

That certain property, consisting of approximately 4.92 acres north of C
Street between Third Avenue extended and Del Mar Avenue, from R-1-7, MHP,
and I-L be, and the same is hereby rezoned to R-l-P-6 in accordance with
Planning Commission Resolution No. PCZ-90-N adopted on the 25th day of
July, 1990
pursuant to the provisions of Section 19.12.020 of said Code authorizing the
prezoning of unincorporated territory adjoining the City, and said zoning
shall become effective at and upon the date the subject property shall be
annexed to the City of Chula Vista.
SECTION II: This ordinance shall take effect and be in force on the
thirtieth day from and after its adoption.
