AN ORDINANCE OF THE CITY OF CHULA VISTA
AMENDING ZONING MAP OR MAPS TO ESTABLISH
PLANNED COMMUNITY (P-C) DISTRICT PREZONE
FOR 602 ACRES IN SUNBOW II
WHEREAS, a duly verified application for prezoning to
the Planned Community District Zone was filed with the Planning
Department of the City of Chula Vista on September 24, 1986 by
Rancho Del Sur Partnership, and
WHEREAS, said application requested Planned Community
District Zoning to authorize 1946 dwelling units with retail
commercial, parks, open space, business park uses and community
recreation, and
WHEREAS, the City Council has adopted PCM 89-7, General
Development Plan for Sunbow II, setting forth the precise land
uses and plan diagram for the project, and
WHEREAS, the City Council set the time and place for a
hearing on said prezoning on December 5, 1989 at 4:30 p.m. and
notice of said hearing, together with its purpose, was given by
'ts publication in a newspaper of general circulation in the City
and its mailing to property owners within 300 feet of the
exterior boundaries of the property at least ten days prior to
the hearing, and
WHEREAS, the hearing was held at the time and place as
advertised, namely 4:30 p.m., December 5, 1989 in the Council
Chambers, 276 Fourth Avenue, before the City Council and said
hearing was thereafter closed, and
WHEREAS, the Council found that the project would have
significant impacts on the environment and adopted CEQA Findings,
Statement of Overriding Considerations and a Mitigation
Monitoring Program for EIR-88-1.
WHEREAS, from the facts presented to the City Council,
the Council has determined that said prezoning is consistent with
the City of Chula Vista General Plan as amended by General Plan
Amendment 90-5 and that public necessity, convenience, general
welfare and good zoning practice support the prezoning of Sunbow
II to the Planned Community Zone.
The City Council of the City of Chula Vista does ordain
as follows:

SECTION I: That the zoning map or maps established by
~ction 19.18.010 of the Chula Vista Municipal Code be hereby
dmended by adding thereto the following zoning changes:
That that certain property consisting of 602 acres
located south of Telegraph Canyon Road, immediately
adjacent to the Chula Vista Medical Center and east of
Greg Rogers Community Park as described on General
Development Plan map exhibit in PCM 89-7 be, and the
same is hereby prezoned to the Planned Community
District Zone.
SECTION II: This ordinance shall take effect and be in
full force on the thirtieth day from and after its passage and
approval.

PASSED, APPROVED, and ADOPTED by the City Council of the City
of Chula Vista, California, this 12th of December, 1989 by the
following vote:
AYES: Councilmembers: McCandliss, Moore, Nader, Cox

ABSENT: Councilmembers: Malcolm
