CVRC RESOLUTION NO. 2008-009
RESOLUTION OF THE CHULA VISTA REDEVELOPMENT
CORPORATION APPROVING DESIGN REVIEW PERMIT (DRC-
0702M) REQUESTING EXTERIOR MODIFICATIONS TO A
PREVIOUSLY APPROVED 24,585-SQUARE FOOT
INDUSTRIAL BUILDING AT ]44 27TH STREET IN THE CITY OF
CHULA VISTA
WHEREAS, the parcel, which is the subject matter of this resolution, is represented in
Exhibit A attached hereto and incorporated herein by this reference, and for the purpose of
genera] description is located at ] 44 27th Street, Chu]a Vista; and
WHEREAS, on Apri] 23, 2008 a duly verified application for a Design Review Permit
(DRC-070M2) was filed with the City of Chula Vista on behalf of Francisco and Alicia Vasquez
("Applicant") requesting exterior modifications to a previously approved 24,585-square foot
industria] building at ]44 27th Street (Project); and
WHEREAS, the application for the Design Review Permit (DRC-0702M) has been
reviewed for compliance with the California Environmental Quality Act (CEQA) and based on
this review the project qualifies for a Class 32 Categorical Exemption pursuant to Section] 5332
(In-fill Deve]opment Projects) of the State CEQA Guide]ines. Thus, no further environmental
review is necessary; and
WHEREAS, a hearing time and place was set by the Chula Vista Redeve]opment
Corporation (CVRC) for consideration of the Project and notice of said hearing, together with its
purpose, was given by its publication in a newspaper of genera] circulation in the City, and its
mailing to property owners and residents within 500 feet of the exterior boundaries of the
property, at least ten (10) days prior to the hearing; and
WHEREAS, the Chula Vista Redevelopment Corporation held a duly noticed public
hearing to consider said application at the time and place as advertised, namely December ]],
2008 at 6:00 p.m. in the Council Chambers, 276 Fourth Avenue, before the Chu]a Vista
Redeve]opment Corporation and said hearing was thereafter closed; and
WHEREAS, the Project is in conformance with the City of Chula Vista Design Manual,
Landscape Manual and the requirements of the Zoning Ordinance and staff has developed
Design Review Conditions, provided as Exhibit R to ensure the Project is developed and
maintained subject to certain criteria.
NOW, THEREFORE, BE IT RESOLVED that the Chula Vista Redeve]opment
Corporation does hereby find, determine, and resolve as follows:
A. ENVIRONMENTAL DETERMINA T]ON
The Chula Vista Redevelopment Corporation, in the exercise of its independent
judgment, as set forth in the record of its proceedings, has reviewed the proposed project for
compliance with the California Environmental Quality Act and based on this review the project
qualifies for a Class 32 Categorical Exemption pursuant to Section ]5332 (In-fill Development
Projects) of the State CEQA Guidelines. Thus, no further environmental review is necessary.

B. CONFORMANCE WITH CITY DESIGN MANUAL
The ChuIa Vista Redevelopment Corporation does hereby find that the Project is in
conformance with the City of Chula Vista Design Manual, Landscape Manual and requirements
of the Zoning Ordinance and hereby approves the Design Review Permit (DRC-0702M), subject
to the conditions of Exhibit B, attached hereto and incorporated herein by this reference.
