RESOLUTION NO. 577
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING
TO THE CITY COUNCIL THE PREZONING OF PROPERTY KNOWN AS
KOVAR'S SWEETWATER VAllEY ANNEXATION
WHEREAS, property located at the south side of Bonita Road, west of Vista
Drive (2.44 acres) is presently County-zoned E-1 (one acre lots), and
WHEREAS, annexation to the City has been requested by the owners of this
property, and
WHEREAS, this annexation has been approved by the l,A,F,C, and the Planning
Commission, and the Commission now desires to prezone the property to R-1 (sing1e-
family residential lots), retaining the residential character already existing in
the County, and
WHEREAS, the Planning Commission set the time and place for a hearing on
said application, and notice of said hearing, together with its purpose, was given
by the publication in a newspaper of general circulation in the City at least 10
days prior to the date of said hearing, and
Whereas, a hearing was held at said time and place, namely 7 p,m" Monday,
July 7, 1969, Civic Center, 276 Guava Avenue, before the Planning Commission, and
said hearing was thereafter closed,
NOW THEREFORE BE IT RESOLVED AS FOllOWS:
1. From facts presented to the Commission, the Commission finds that public
necessity, convenience, general welfare and good zoning practice require the prezoning
of that 2.44 acres of land located on the south side of Bonita Road, west of Vista
Drive, known as the Kovar's Sweetwater Valley Annexation to R-1 (single-family
residential lots),
2, The findings of fact in support of said determination are as follows:
a, This annexation contains three parcels, each of which contains a
single-family dwelling, and a portion of Bonita Road, The residents
of these three lots desire that their properties be placed in a
residential zone,
b. While the General Plan designates this property as Visitor-Commercial,
it would be impractical to prezone it to a commercial category at this
time because the new Commercial Zones are presently unavailable and it
would encourage piecemeal commercial development of these parcels,
c. After the new Zoning Ordinance is in effect and the Conditional
Zoning provision is available, appropriate commercial zoning could be
applied based on a plan.
