RESOLUTION NO. 570
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING
TO THE CITY COUNCIL THE PREZONING TO R-3-B-3-D OF lAND
BELONGING TO SAN DIEGO GAS & ELECTRIC COMPANY, NORTH OF
ORANGE AVENUE AND WEST OF FIRST AVENUE
WHEREAS, an annexation of property north of Orange Avenue and west of
First Avenue, known as Casey's First Avenue Annexation, is presently being processed
to the City, and
WHEREAS, property comprising of 13 acres belonging to the San Diego Gas and
Electric Company is included in this annexation, and
WHEREAS, all that property with the exception of that belonging to the
San Diego Gas & Electric Company was prezoned R-3-B-3-D, and
WHEREAS, the Commission now desires that the property located north of
Orange Avenue, west of First Avenue, comprising approximately 13 acres and more
particularly described in said Document, also be prezoned to R-3-B-3-D, and
WHEREAS, the Planning Commission set the time and place for a hearing on
said application, and notice of said hearing, together with its purpose, was given
by the publication in a newspaper of general circulation in the City at least 10 days
prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7 p,m" Monday,
May 19, 1969, Civic Center, 276 Guava Avenue, Chula Vista, before the Planning
Commission, and said hearing was thereafter closed,
NOW THEREFORE BE IT RESOLVED AS FOllOWS:
1, From facts presented to the Commission, the Commission finds that
public necessity, convenience, general welfare and good zoning practice require the
prezoning of that property comprising 13 acres of land owned by the San Diego Gas and
Electric Company, The land is located north of Orange Avenue and west of First AVenue;
the prezoning as recommended is to R-3-B-3-D (multiple-family, 3000 square feet of
land area for each unit, with density control).
2, The findings of fact in support of said determination are as follows:
a, This designation is compatible with those which presently exist
in the immediate vicinity of the subject property,
b, Previous zoning decisions in this area have determined that the
General Plan would be altered to reflect these decisions, This
alteration will result in the conformity of the proposed prezoning
to the Plan,
