NOW THEREFORE BE IT RESOLVED AS FOllOWS: 1. From facts presented to the Commission, the Commission finds that public necessity, convenience, general welfare and good zoning practice require the amendment to Section 33.52 of the Zoning Ordinance (fourth paragraph): "The above minimum lot areas designated B-20, B-25, B-30 and B-la may be reduced to 75% of that required in the zone, provided that the overall net density of the subdivision is in accordance with the density provisions of the underlying zoning and all lots created are part of a subdivision map approved by the City of Chula Vista." 2, The findings of fact in support of said determination are as follows: a. If this amendment is approved, it will remove the existing loophole in the Ordinance which now permits development of properties zoned "?? for 20,000 square foot lots or larger into lots up to 25% smaller than required by the zone by using the gross density calculations now permitted without any discretion on the part of the Planning Commission or City Council, 'pa~dop-e aq -~-_._-- a4~ JO awos a::>npaJ o~ uo~ss~wwoJ a4~ HWJad PLnoM aJnpa::>oJd Mau alll 'q 'saJ~nbaJ 5u~uoz 5U~ALJapUn a4~ 4::>~4M ~-e4~ s~ ~::>afoJd a4~ JO A~~suap ~au LL-eJaAO a4~ ~-e4~ pap~AoJd %52 s-e 4::>nw s-e Aq UO~s~A~pqns paAoJdd-e u-e u~ s~oL asn-e::>aq 'a::>u-eu~pJO 6u~~s~xa a4~ ~pu-eL JO uo~~-ez~L~~n snoa5-e~u-eAp-e a4~ pu-e a::>-eds uado JO uo~~ua~aJ a4~ JOJ snuoq A~~suap %52 -e JOJ ap~AoJd a::>u-eu~pJO 5u~uoZ Mau a4~ u~ saJnpa::>oJd ~uawdoLaAao ~~un pauu-eLd a41 .::> 'A~~nbau~ S~4~ ~::>aJJo::> PLnoM papuawwo::>aJ s-e ~uawpuaw-e a41 'ALL-eUO~~~puo::>un snuoq A~~suap -e s~~wJad sUO~s~AOJd A~~suap SSOJ5 a4~ JO ~uawpuaw-e p~-es ~-e4~ L~::>unoJ A~~J a4~ o~ spuawwo::>aJ uo~ss~wwoJ 6u~uU-eLd a41 'S s~4~ 'VlN~OjllVJ 'V1SlA VlnHJ JO NOlSSlWWOJ 9NlNNVld AllJ a4~ Aq 03AO~ddV pu-e 03SSVd :~~M-O~ 'a~oA 6U~MOLLOJ a4~ Aq '696L 'L~JdV JO A-ep 4~L :lN3S8V :S30N :S3AV :lS311V ~J-eMa~s pu-e Z::>~Aa::>-ew 'w-eu~nd 'sw-ePV 'apAH 'a::>~~ 'JaLpu-e4J sJaqwaw auoN auoN U-eWJl-e4J(, , ""'----.-] .~-yt! / /--- r)) \ ' , /~' .~)'ll'U )-fL . - ;/^J-e~aJ::>as / ~':-P-IJ)r7" l((/ I
