RESOLUTION NO, 564
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO THE
CITY COUNCIL PREZONING TO R-l-B-15 AND R-l-B-20 FOR PROPERTY
NORTH SIDE OF SWEETWATER ROAD, AND WEST OF BONITA WOODS SUBDIVISION
WHEREAS, a duly verified application for prezoning was filed with the
Planning Department on the 3rd day of February, 1969, Application Number 69-J, and
WHEREAS, said application requested that the property located at the north
side of Sweetwater Road, west of the Bonita Woods Subdivision, more particularly
described in said application, be reclassified from County E-l zone to R-l-B-12
on , and
WHEREAS, the Planning Commission set the time and place for a hearing on said
application, and notice of said hearing, together with its purpose, was given by the
publication in a newspaper of general circulation in the City at least 10 days prior
to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7 p.m" Monday,
March 24, 1969, Council Chamber, Civic Center, 276 Guava Avenue, before the Planning
Commission, and said hearing was thereafter closed,
NOW THEREFORE BE IT RESOLVED AS FOllOWS:
1. From facts presented to the Commission, the Commission finds that public
necessity, convenience, general welfare and good zoning practice require the prezoning
of the 135 acres of County zoned E-l (one acre lots) land located on the north side
of Sweetwater Road and adjacent to the South Bay Freeway on the north and the Bonita
Woods Subdivision on the east, to R-l-B-15-D (single-family residential 15,000 sq. ft.
lots with design control) and R-l-B-20-D (single-family residential, 20,000 sq, ft.
lots with design control).
2. The findings of fact in support of said determination are as follows:
a, The R-l-B-20-D is to be established as a buffer zone on the east
and west perimeter of the proposed subdivision.
b, The "D" zone attachment wi 11 assure the Commi ss i on of proper control
in order to make the development compatible with the adjacent areas.
c, The prezoning will become effective only upon the approval of a final
subdivision map.
d. The General Plan designates this area as low density residential
(1-3 dwellings per gross acre); the applicant's request is for 3.6
units per gross acre, The R-l-B-15 zoning will more closely conform
to the General Plan.
