HomeMy WebLinkAboutPC Reso 1969-563 'r -. - RESOLUTION NO, 563 RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO THE CITY COUNCIL THE CHANGE OF ZONE FOR PROPERTY AT THE NORTH\~EST CORNER OF BROADWAY AND H STREET WHEREAS, a duly verified application for a change of zone was filed with the Planning Department on the 28th day of February, 1969, application number 69-1, and WHEREAS, said application requested that the property located at the northwest corner of Broadway and H Street, more particularly described in said application, be reclassified from C-2 and R-3 zone to C-2-D zone, and WHEREAS, the Planning Commission set the time and place for a hearing on said application, and notice of said hearing, together with its purpose, was given by the publication in a newspaper of general circulation in the City at least 10 days prior to the date of said hearing, and WHEREAS, a hearing was held at said time and place, namely 7 p.m., Monday, March 17, 1969, Council Chamber, Civic Center, before the Planning Commission, and said hearing was thereafter closed, NOW THEREFORE BE IT RESOLVED AS FOllOWS: 1, From facts presented to the Commission, the Commission finds that public necessity, convenience, general welfare and good zoning practice require the change of zone from C-2 (heavy commercial) and R-3 (multiple-family) to C-2-D (heavy commercial with design control) for that property located at the northwest corner of Broadway and H Street (600 feet of H Street frontage and 475 feet on Broadway - 6~ acres), subject to final detailed site and architectural plans incorporating the entire portion of the subject property under control of the applicant being submitted to the Planning Commission for approval prior to the issuance of building permits, The site plan shall show any proposed phasing of the development of the property, 2. The findings of fact in support of said determination are as follows: a. The increased commercial depth is needed to property accommodate sound commercial development in this area. b, Approval of this request will serve the purpose of substituting an incompatible use (trailer park) for one that is harmonious with the area, 3, The Planning Commission recommends to the City Council that said reclassification be granted.
