RESOLUTION NO, 602
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING
TO THE CITY COUNCIL THE CHANGE OF ZONE FROM R-3 to C-N
FOR PROPERTY AT 2800 BONITA ROAD
WHEREAS, a duly verified application for a change of zone was filed with
the Planning Department on the 14th day of November, 1969, Application No, 69-BB,
and
WHEREAS, said application requested that the property located at the
southeast corner of Bonita Road and Sandalwood Road, more particularly described
in said application, be reclassified from R-3 20ne to C-N zone, and
'WHEREAS, the Planning Commission set the time and place, namely 7 p,m"
Monday, December 1, 1969, Council Chamber, Civic Center, 276 Guava Avenue, before
the Planning Commission, and said hearing was thereafter closed,
NOW THEREFORE BE IT RESOLVED AS FOllOWS:
1. From facts presented to the Commission, the Commission finds that
public necessity, convenience, general welfare and good zoning practice require
the change of zone from R-3 (multiple-family) to C-N (neighborhood commercial)
for 1.2 acres of land located at the southeast corner of Bonita Road and Sandal-
wood Drive. This rezoning is based upon the approval of a precise plan and
will not become effective until the uP" Precise Plan is approved. Also, no
service station site will be considered for this site until after such time as
the freeway is comp 1 eted in thi s vi ci ni ty.
2. The findings of fact in support of said determination are as follows:
a, The location of this proposed convenience shopping center away
from the interchange is advantageous in that traffic at the inter-
change will not be adversely affected by the traffic generated by
the center,
b. A small neighborhood center would compliment a visitor-oriented
development in its immediate vicinity,
c. Placing of the minimal convenience shopping facilities proposed
for the sUbject property on the adjacent commercially zoned parcel
would serve to reduce its desirability for visitor-oriented or, for
that matter, any otiler commercial development.
3. The Planning Commission recommends to the City Council that said
reclassification be granted,
