RESOLUTION NO, 603
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING
TO THE CITY COUNCIL THE CHANGE OF ZONE FOR THE SOUTHWEST
CORNER OF BONITA GLEN DRIVE AND BONITA ROAD
WHEREAS, a request was made for a change of zone from R-3 to C-N for
that property at 2800 Bonita Road, and the change was recommended to the City
Council for approval, and
WHEREAS, this property at the southeast corner of Bonita Road and
Sandalwood Drive is contiguous to property currently zoned C-C, and
WHEREAS, the Commission desired to change this zone to C-N which will
conform to that immediately on the west in order to make a uniform zoning
pattern, and
WHEREAS, the Planning Commission set the time and place for a hearing
on said application, and notice of said hearing, together with its purpose,

was given by the publication in a newspaper of general circulation in the City
at least 10 days prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7 p.m"
Monday, December 1, 1969, Council Chamber, Civic Center, 276 Guava Avenue,
before the Planning Commission, and said hearing was thereafter closed.
NOW THEREFORE BE IT RESOLVED AS FOLLOWS:
1. From facts presented to the Commission, the Commission finds that
pub 1 i c necess ity, conveni ence, general welfare and good zoni ng practi ce requi re
the change of zone for the parcel of property located on the southwest corner
of Bonita Glen Drive and Bonita Road from C-C (central commercial) to C-N
(neighborhood commercial).
2, The findings of fact in support of said determination are as follows:
a. This parcel, improved with a service station, is presently zoned
C-C, which zone is reserved for large shopping areas, It was tem-
porarily applied to all former C-l zoned property upon adoption of
the new zoning ordinance.
b. Rezoning this lot to C-N will make a more uniform zoning pattern
of the area since the property i mmedi ate ly adj acent has been reques ted
for the C-N zone.
c. Subject rezoning will place equal standards of signing and develop-
ment on these adjacent parcels,
