RESOLUTION NO. 606
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING
TO THE CITY COUNCIL THE PREZONING OF PROPERTY ALONG THE
NORTH SlOE OF ORANGE AVENUE, WEST OF MELROSE AVENUE FROM
"A" TO C-N AND ALONG THE SOUTH SIDE TO R-3-G-S AND R-1
WHEREAS, a duly verified application for a change of zone was filed with
the Planning Department on the 25th day of November, 1969, application No. 69-AA,
and
WHEREAS, said application requested that the property located at the north
side of Orange Avenue, west of Melrose, more particularly described in said
document, be reclassified from "A" zone to C-C and R-3 zone, and
WHEREAS, the Planning Commission set the time and place for a hearing on
said application, and notice of said hearing, together with its purpose, was given
by the publication in a newspaper of general circulation in the City at least
10 days prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7 P.M., Monday,
Dece~ber 15, 1969, Council Chamber, Civic Center, 276 Guava Avenue, before the Plan-
ning Commission, and said hearing was thereafter closed.
NOW THEREFORE BE IT RESOLVED AS FOLLOWS:
1, From facts presented to the Commission, the Commission finds that public
necessity, convenience, general welfare and good zoning practice require the
prezoning of property along the north side of Orange Avenue, west of Melrose Avenue
from "A" to C-N for 1,14+ acres of land, as delineated on the attached plat. This
C-N zoning to become effective upon the approval of a precise plan. The property
south of Orange Avenue to be prezoned R-3-G-S and R-1, to become effective upon
the filing of a subdivision map within a period of 2 years,
2. The findings of fact in support of said determination are as follows:
a. A plan has been submitted to the Commission indicating that this
precise acreage for commercial zoning is needed for the development
of the buildings required for this neighborhood shopping center.
b, The General Plan provides for adequate high density multi-family
areas throughout the planning area. A lower density of development,
as indicated on the Plan and recommended for approval of this area,
would be more compatible with this surrounding area.
