RESOLUTION NO, 608
RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING
TO CITY COUNCIL THE CHANGE OF SETBACK FOR F STREET, WEST
OF BROADWAY
WHEREAS, presently there exists in this area, setbacks of 0, 5', 15', and
25', and
WHEREAS, the Commission desires to change the setbacks to that required
by the zones in which the individual parcels are located, and
WHEREAS, this hearing was initiated by the recent approval of a setback
reduction to 15' for an apartment project to be located on the south side of "F"
Street within this subject area, and
WHEREAS, the setbacks, both existing and required by the Building Line Map,
vary to such an extent that it would be even more confusing to attempt to rectify
the situation by an alteration to the Building Line Map, and
WHEREAS, the Planning Commission set the time and place for a hearing on
said application, and notice of said hearing, together with its purpose, was given
by the publication in a newspaper of general circulation in the City at least
10 days prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7 p.m., Monday,
December 15, 1969, Council Chamber, Civic Center, 276 Guava Avenue, before the
Planning Commission, and said hearing was thereafter closed,
NOW THEREFORE BE IT RESOLVED AS FOllOWS:
1. From facts presented to the Commission, the Commission finds that
public necessity, convenience, general welfare and good zoning practice require
the change of setback for the area of F Street, west of Broadway, be removed from
the BUilding line Map and that the Zoning Ordinance establish the setbacks for
this area (a plan of the area is attached).
2, The findings of fact in support of said determination are as follows:
a, This method of establishing required front yards will assist in
negating the confusion regarding the multiplicity of yard require-
ments on this portion of Street.
b. A uniformity of minimum front yard requirements in the individual
zones within the subject area will be created.
3. The Planning Commission recommends to the City Council that said
reclassification be granted.
4, That this resolution be transmitted to the City Council,
