RESOLUTION NO, 609 RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO THE CITY COUNCIL THE PREZONING OF PROPERTY ALONG THE NORTH SIDE OF ORANGE AVENUE, APPROXIMATELY 600' WEST OF MELROSE AVENUE WHEREAS, a duly verified application for a prezoning was filed with the City Clerk on the 7th day of November, 1969, Application Number 69-AA, and WHEREAS, said application requested that the property located at the north side of Orange Avenue, approximately 600' west of Melrose Avenue, more particularly described in said application, be reclassified from A zone to C-C zone, and WHEREAS, the Planning Commission set the time and place for a hearing on said application, and notice of said hearing, together with its purpose, was given by the publication in a newspaper of general circulation in the City at least 10 days prior to the date of said hearing, and WHEREAS, a hearing was held at said time and place, namely 7 p.m., Monday, January 5, 1970, Council Chamber, Civic Center, 276 Guava Avenue, before the Planning Commission, and said hearing was thereafter closed. NOW THEREFORE BE IT RESOLVED AS FOllOWS: 1. From facts presented to the Commission, the Commission finds that public necessity, convenience, general welfare and good zoning practice require the prezoning of property along the north side of Orange Avenue, approximately 600' west of Melrose Avenue, from A to R-l (single-family residential), as delineated on the attached plat, with the condition that this property be prezoned C-N at a later date upon Commission's approval of a precise plan, or the approval of a subdivision map with a precise plan, within a period not to exceed five years; ordinance attached. 2, The findings of fact in support of said determination are as follows: a. Additional commercial zoning is or may be needed to serve the needs of the increasing surrounding population. b. The technique proposed by the Planning Commission will promote the orderly development of the shopping center as the need occurs. 3, The Planning Commission recommends to the City Council that said reclassification be granted.
