RESOLUTION OF THE CITY PLANNING COMMISSION RECOMMENDING TO THE
CITY COUNCIL THE CHANGE OF ZONE FOR PROPERTY AT 609-611, 616
OAKLAWN AVENUE AND 694 "I" STREET AND REDUCTION OF SETBACKS
WHEREAS, a duly verified application for a change of zone was filed with
the Planning Department on the 19th day of December, 1969, Application No. 69-DD,
and
WHEREAS, sai d appl i cati on requested that the property located at 609-611,
616 O,'1klawn Avenue and 694 "I" Street, more particularly described in said
Application, be reclassified from R-l zone to R-3 zone and front setbacks
changed to 20' on "I" Street and 15' on Oaklawn Avenue, and
WHEREAS, the Planning Commission set the time and place for a hearing on
said application, and notice of said hearing, together with its purpose, was
given by the publication in a newspaper of general circulation in the City at
least 10 days prior to the date of said hearing, and
WHEREAS, a hearing was held at said time and place, namely 7 P.M" Monday,
January 19, 1970, Council Chamber, Civic Center, 276 Guava Avenue, before the
Planning Commission, and said hearing was thereafter closed.
NOW THEREFORE BE IT RESOLVED AS FOLLOWS:
1. From facts presented to the Commission, the Commission finds that
public necessity, convenience, general welfare and good zoning practice require
the change of zone from R-l (single-family residential) to R-3 (multiple-family)
and for reduction of front setback along "I" Street to 20' and along Oaklawn
Avenue to 15' for the properties at 609-611, 616 Oaklawn Avenue and 694 "I" Street.
2. The findings of fact in support of said determination are as follows:
a. The General Plan, both existing and revised, designates the
properties as high density residential.
b. While the remainder of the neighborhood is not ready for redevelop-
ment to a higher density residential use at this time, the subject
parcels are of a different character by virtue of their improvements
and can be redeveloped without apparent detriment to the neighborhood.
c. Voluntary abatement of the nonconforming uses on a portion of the
subject property will be encouraged.
d. A multifamily use (mobile home park) presently exists across "I"
Street from the subject property.
