RESOLUTION NO. 7128
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING THE TENTATIVE MAP OF A SUBDIVISION
TO BE KNOWN AS DEERPARK EAST PCS-73-4 AND PLANNED
UNIT DEVELOPMENT PUD-73-2
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula Vista
has heretofore approved that certain tentative map of a subdivision
to be known as DEERPARK EAST and has recommended that the City Council
approve said tentative map subject to the conditions as recommended in
their letter dated the 30th day of November, 1973, a copy of which is
attached hereto and by this reference made a part hereof, the same as
though fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said Council does hereby approve said tenta-
tive subdivision map in accordance with the recommendations of the
Planning Commission of the City of Chula Vista with the deletion of
item no. 11 which states: "A public drive shall be constructed sou-
therly from 'H', drive terminating in a 3D-foot radius cul-de-sac
opposite Court 29.", as it was determined that said condition is no
longer necessary.
BE IT FURTHER RESOLVED that the City Council of the City of
Chula Vista does hereby approve the Planned Unit Development PUD-73-2
for Deerpark East in accordance with the recommendations of the Planning
Commission of the City of Chula Vista.

Subject: Tentative Map of Deerpark East - PCS-73-4
At the meeting of November 28, 1973, the City Planning Commission
considered a Planned Unit Development application and tentative
subdivision map of Deerpark East, located east of Brandywine approxi-
mately 1300 feet north of Otay Valley Road. The map proposes 291
single family detached dwellings to be built on 108 acres of land.
The Planning Commission recommends approval of the tentative map
subject to the following conditions:
1. A revised tentative map shall be submitted for approval by
staff; such map shall correct the minor discrepancies noted between
this approved tentative map and the P.U.D. plan. The revised map
shall also conform to the conditions of approval recommended by the
Planning Department and the Engineering Division and shall assign
lot numbers to the common open areas.
2. The planters in the center of the courts shall be no larger than
12' X 12' to facilitate movement of traffic within the courts.
3. The landscaping and irrigation plans shall conform to the Planned
Unit Development and Landscape policies, and shall include the
following areas:
a. Courts
b. Manufactured slopes
c. Common open areas, including the tot lots.
d. Recreation center
e. Those portions of the individual lots which are uncovered and
are abutting common open areas.
f. Parking lots
g. Supplemental planting on the remaining natural slopes.
4. Landscaping and irrigation plans for the commercial site shall be
submitted with the site plan.

5. The portions of the property to be graded at once but not to be
developed until a later phase shall be landscaped for erosion control.
A plan for this landscaping shall be subject to staff approval. prior
to the issuance of grading permit.
6. Sequoia Street shall be improved to the easterly subdivision boundary.
7. The easterly 32 feet of Brandywine Avenue shall be constructed within
the subdivision boundaries.
8. The developer will enter into an agreement with the City to construct
the remaining 4' of Brandywine Avenue adjacent to developer's Brandywine
Avenue improvements. The City would pay for this 4' strip.
9. Public drives shall be two-way hillside streets per Standard Drawing
101C. Evidence that utility easements are not necessary along both sides
of public drives shall be submitted if 41' right of way is desired.

12. Landscape plans to provide for erosion control shall be submitted
with grading plans if all grading of Units 1 - 4 is to be accomplished
at one time.
13. Methods of handling storm drainage will be subject to the approval
of the City Engineer at the time of submission of improvement plans.
14. Fire hydrant locations shall be determined by the City of Chula
Vista Fire Chief.
15. Electrical plans for street lighting shall be approved by the
Ci ty Engi neer.
16. The following sewer assessments shall be paid:
a. 11ontgomery Sanitation District Assessment of $70.00 per gross acre.
b. Date-Faivre Trunk Sewer Assessment of $65.00 per dwelling unit
plus 4% interest from January 1, 1972.
c. Brandywine Avenue-Otay Valley Road Trunk Sewer. Amount undeter-
mined as developer of Brandywine Unit No.2 has not furnished
substantiating documents upon which an assessment can be determined.
17. Easements necessary for off-site construction shall be obtained by
developer.

18. The subdivision boundary shall be tied to the Lambert Projection
for California Coordinate System Zone VI. This shall be accomplished by
tyin9 the subdivision boundary to a minimum of two established horizontal
control monuments on file in the office of the City Engineer.
19. All work shall be done in accordance with ordinances, resolutions,
standard specifications and standard drawings of the City of Chula Vista.
20. A publ ic drive shall be constructed southerly from "F" Drive termin-
ating in a 3D' radius cul de sac opposite Court 20.
