RESOLUTION NO. 7143
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA
VISTA APPROVING THE PRECISE PLAN FOR ANTHONY'S
RESTAURANT AT E STREET AND BAY BOULEVARD AS MODIFIED
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the applicant has now submitted a final precise
plan indicating exterior colors, materials and signing on the pro-
posed building, which basic precise plan was adopted by the City
Council in June of 1973, and
WHEREAS, the proposed exterior colors, materials and
wall signs are also accompanied by a modification in the parking
plan, and
WHEREAS, said final plan, as recommended by the Planning
Commission, is set forth in the following analysis:
1. Revised Parking Plan.
The additional 25 foot strip does not significantly affect
the approved precise plan because there is no change in the location
of the restaurant. However, this 25 foot expansion of the existing
parking layout, in a southerly direction, does provide for an addi-
tional 22 parking spaces to be accommodated on site. The southerly
driveway has been moved further to the south which should reduce
potential traffic hazards by ingress and egress from that driveway.
2. Proposed Signing.
The applicant is requesting approval of a low profile
ground sign placed on the back of a bench located near the entrance
to the restaurant. The area of the sign is 23 sq. ft., well below
the maximum of 5% of the building facia. Even though the sign is
placed on the bench, it is classified as a wall sign because of the
location. No freestanding sign has been submitted for review at
this time.
3. Exterior Colors and Materials.
The exterior portions of the restaurant facing "E" Street
and Bay Boulevard will be a natural stained textured plywood siding
with a dark brown wooden trim. The applicant proposes to use blue
asphalt composition shingles on the roof. The combination of blue
roof and brown siding is identical to that presented to the City
Council at the time of rezoning; however, the original renderings
indicated a rather heavy texture for the roof. The detailed plans
now indicate asphalt shingles which offer a rather smooth surface
as compared to either shake shingle or tile.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said precise plan for Anthony's Restaurant
at E Street and Bay Boulevard and C-V-P zoning, as herein modified,
be, and the same is hereby adopted.
