RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CHULA VISTA
APPROVING THE TEN'TATIVE MAP OF A SUBDIVISION TO BE KNOWN
AS RANCHO ROBINHOOD UNIT 2
The City Council of the City of Chula Vista does hereby
resolve as follows:
WHEREAS, the Planning Commission of the City of Chula Vista
has heretofore approved that certain tentative map of a subdivision to
be known as RANCHO ROBINHOOD UNIT 2
and has recommended that the City Councll approve said tentative map
subject to the conditions as recommended in their letter dated the
27th day of June , 1974 , a copy of which is attached
hereto and by this reference made a part hereof, the same as though
fully set forth herein.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Chula Vista that said Council does hereby approve said tenta-
tive subdivision map in accordance with the recommendations of the
Planning Commission of the City of Chula Vista.

Subject: Request for approval of tentative subdivision map of
Rancho Robinhood Unit 2
Following the adoption of the City of Chu1a Vista's Environmental Impact
Report for the project of Rancho Robinhood Unit 2 (Resolution EIR-74-7)
and consideration of a revision of the Precise Plan for Rancho Robinhood,
the City Planning Commission reviewed the tentative map for Rancho Robin-
hood Unit 2. This subdivision contains 13 residential lots on 4.6 acres
and an open space lot (#117) for access to Allen School to the east.
The Planning Commission recommends approval of the tentative map for
Rancho Robinhood Unit 2 subject to the following conditions:
1. Submission of final map and improvement plans in accordance with
Artic13 3, Chapter 28 of the City Code.
2. Prior to the issuance of building permits, the developer shall comply
with City Ordinance 1492 regarding park fees and City Council Resolution
#6762 regarding public facilities.
3. The developer shall work with the Chu1a Vista City School District to
provide access from lot 117 onto the Allen School property. Some regrading
on the developer's property and offsite grading may be necessary. The walk-
way on lot 117 shall be a minimum of 5 feet wide, PCC in accordance with the
City standards. Fencing on the north side of the path shall not be required,
however, the toe of slope shall be extended to minimize the steepness of
slope.
4. Solid screen fencing shall be provided as shown on the tentative map for
lots 118 and 128, and also on the northerly property line of lot 123.
5. The applicant shall promptly petition the City Council for an adjustment
of the boundaries and assessment schedule for Open Space Maintenance District
Number 3. The final map shall not be approved until completion of the adjust-
ment. An open space easement prohibiting the construction of any structures
or fences and allowing access for installation and maintenance of landscaping
and irrigation systems shall be granted over the natural slopes and man made
slopes in lots 116 and 117. The manufactured slope within lot 130 shall also

be included unless it is regraded and made usable for the homeowner.
6. Landscaping and irrigation shall conform to the following standards:
a. Complete landscaping and irrigation plans with related specifications
including construction techniques, maintenance, and guarantees, shall be
submitted and approved by the City Landscape Planner prior to the recording
of any final subdivision map, and before any grading permit has been issued.
b. All landscaping and irrigation systems for manmade slope areas shall be
installed within thirty days after grading is completed except that the
requirement shall be postponed for any lots that have been issued building
permits until thirty days after final inspection.
c. All landscaping shall be maintained by the contractor or developer for
a period of 90 days; this to include seeded areas, cuttings, plants, shrubs,
and trees, which shall be replaced if seeds fail to germinate or if plants
fa il to grow.
d. Planting standards, soil preparation, fertilization, and weed control
shall be in conformance with the City of Chula Vista Landscape Manual.
e. Manufactured slopes shall utilize fine leaf ice plant, such as mesem-
briantheum croceum or rosea. Substitutes or alternatives may be considered
by the City Landscape Planner subject to the submission of complete specif-
ications. Plant cuttings shall be tip cuttings and not lateral cuttings
and not less than six inches in length. Cyttings shall be staggered and
spaced a maximum of twelve inches on center.
f. Slopes greater than six feet in vertical height shall be planted, in
addition to the requirements listed in paragraph (e) above, with one shrub
or tree (minimum 1 gal.) per 100 sq. ft. of slope area. These shrubs or
trees are to be selected by a Landscape Architect for aesthetic value as
well as deep rooting qualities.
g. Excepting those areas covered by the open space easement, all slopes
higher than six feet shall be irrigated by sprinkler system controlled by
a valve located on the lot to be sprinkled. All areas within the district
shall be landscaped with irrigation provided by an automatic controlled
valve system. Lot 116 shall be planted with 15 gallon trees (spacing
determined by City Landscape Architect).
7. Manmade slopes on lots 129 and 130 shall be blended into the natural
topography by rounding the top of slopes.
8. The following conditions required by the Director of Public Works:
a. All work within public right of way shall be done in accordance with
the ordinances, resolutions, standard specifications and standard drawings
of the City of Chula Vista.
b. Evidence shall be provided of having obtained slope rights where required.

c. Easements necessary for offsite construction shall be obtained by
developer.
d. The storm drain across Surrey Drive shall be extended to the northerly
subdivision boundary at the end of the cul de sac street.
e. The temporary sewer lift station shall be located beyond the street
right of way in lot 117. An easement for the lift station shall be dedicated
to the Ci ty.
f. The developer shall pay the actual maintenance and operation costs
incurred by the City for the lift station or form a homeowners association
consisting of those lots served by the lift station to pay the aforemen-
tioned costs.
The C.C.&R. shall contain the provisions of the agreement which provides
for reimbursement to the City for costs incurred in the maintenance and
operation of the sewer lift station. The C.C.&R. shall be recorded in
the office of the County Recorder.
g. The subdivision shall be added to City of Chula Vista Open Space
District Number 3 prior to or concurrent with the approval of the final
map by the City Council.
h. The developer shall pay the following connection area charges:
(1) Spring Valley Sanitation District at $130 per acre.
(2) Willow Street Trunk Sewer at $48.13 per acre.
i. The developer shall stub out a dry sewer to the subdivision boundary
to provide for future gravity connection of the subdivision.
